The 2 Simple Reasons Your Realty Listing Isn't Getting Traffic
"My listing has been on the market for almost a month now and not one single showing!"
- "I set the price at exactly what the client wanted. Why is no one setting appointments?"
- "It's a gorgeous house. Why doesn't anyone seem to want to show it?"
- "It's listed a little high for the market, but they will eventually give an offer we can counter, right?"
- "I borrowed my brokers expensive camera and took the listing photos. Why are the files so large? How do I change the size so MLS will accept them? Why do they not look right? Why do..."
All realtors (and brokers) have at one time asked themselves one or two (if not all) of these questions in the on-the-job training to be a successful listing agent. There are only 2 real reasons your listing is not even getting traffic. Usually the realtor didn't, for one reason or another, convince the seller that their fictional listing price they pulled out of their...mind, was in no way based on any real amount that even the seller would consider paying for the house they are trying to sell, much less the comparable prices in the neighborhood.
The reason you are not getting traffic is usually the listing itself. The price is just one part of the listing. Most buyers in every single price range from investment rentals on up, may not make their final decisions based solely on the photos and descriptions, but they do decide which listings to never even look at again, no matter how many times you lower the price, based on the initial "feeling" and reaction to your listing.
The initial decision to even look at the second photo, read about the listing, or look at the price is based solely on the visual impact of the photos. The only photos they will even see is the ones that make it through the first search criteria culling. Once they set the parameters for what they want, they are saved and used for each subsequent search... even if they have mistakes!
I'll use a very common example for listing descriptions that often get your listing removed from the search a buyer sets. They will not even see your listing if you have made this mistake! We all know that 50% of buyers love or will accept carpet and 50% hate it. Pet owners hate carpet. So you are thinking getting the attention of 50% of buyers is pretty good? It would be but using the word "Carpet" will get your list removed from the list that makes it through the buyers initial search of houses, to consider scheduling a showing... from 100%.
One of the most common "exclusion" words is carpet. This includes "no carpet", "has carpet", new carpet" etc. Your best bet is hiring someone who knows about exclusions and inclusions and proper wording for listings. SEO (Search Engine Optimization) is actually a thing, to help you get the most "Hits" in listing search engines like HAR, Zillow and others.
The photos on lower priced houses are just as, if not more important as the higher end homes. Ask any experienced agent. They will work harder to sell an investment rental than a home in the 300k+ range. The quality of the photos is not as dependent of the price of the camera as it is the user and experience of the user. 90% of the quality of the final 32 photos are done in Photoshop. A cellphone and photoshop pro will give you better quality than an agent using a DSLR for the first or second time to point-&-click their way through a house they are trying to list on a budget.
Honestly, the split is so low on sub-150k homes that usually it doesn't make sense to pay to have them professionally photographed and listed... usually. Remember, those houses are sometimes very hard to sell.
More modest houses need the same treatment to sell timely as the high-end homes.
