For many years, we were reliant on local agents for our property deals. Whilst we did get the occasional ‘clue’ about something genuinely off market, we mainly relied on pre-market and ex-rental stock from Letting agents. Whilst we were always aware of direct marketing campaigns (it is impossible not to be if you are a landlord), I doubted their effectiveness and credibility; @Paul Higgs changed that approach. Having well written and relevant letters targeting specific locations proves a great way to get access to deals - and it works! It is laborious and expensive to do properly, but it is worth it for fresher stock. Every second estate agent in Brighton is now a deal sourcer - it's a busy place and the water is much fresher upstream!?
We have had to make our own amendments and take feedback - it is amazing how friendly and interested people are! We have then fine-tuned this to our own specifications; city centre mixed use/commercial properties and land developments out of town.?
We are now looking at our key client alliances and relationships to allow us to utilise all these opportunities, as we are doing our first Equity Crowd Raise in the coming weeks. Through our partnership with @LEOcrowdfunding we feel we have found an interesting and considered way to invest small and potentially build to bigger returns.
