Happy................ to everyone. Not how the year was suppose to end with a new POTUS, Bond and Mortgage markets are all over the place and will be until POTUS is sworn in. All the big players have left for the year so any ebb and flow in the market is based on who throws down the biggest bet for the day and that will be the direction until it isn't. Could be a bumpy January. Still good rates just not the great ones we have seen recently.
In these last 11 days as your relaxing at home and setting up your goals for 2017, think about how you can get 1, 2 or even more loans closed each month. I have posted in the past about not taking No for an answer. No's are my job but I don't say No to often. I have received yesterday alone 3 prospects that a realtor thought were dead deals. They are dead to most Lender's but not with me. 2 of them can go shopping right away even with 580 scores.
The other was told by another lender to pay off $8k in debt for re-scoring, not true. I asked a few more questions that the other lender ignored regarding 2 late payments in August and December of 2016 and come to find out his info was stolen and the card company is sending a reported in error letter to remove those 2 lates. And we discover his most recent collection is from his Employer who reported him to a collection agency because he didn't return a modem. He mistaken placed it into his truck inventory for a cable provider and turned it back in with his broken stock and they will be sending a deletion letter for the collection. this took him from 520, 530 scores to 632 and a 647. Words of advise before your preferred lender has your client blow through $8k to accomplish nothing positive, please call me. This happens quite often, closing a young man next week. His previous lender had him paying all types of accounts off over the last 45 days to get to a 700. We are underwritten down to appraisal in only in 8 days, just pending appraisal to be clear to close and issuing his CD with 660 credit. Have someone with experience and someone willing to take the time to research all of your clients credit, it's just a mortgage.
Stop using credit repair companies to get clients over 620, why bother if you can accomplish the same rate and lower fees with only 580 credit with us. You and your client will be happier, they wont waste money on accounts that don't need to be paid. No need to have them spend through their down payment and closing cost money for higher scores. This is where it gets expensive, you start giving up some or a majority of your commission to cover those costs.
Realtors should NEVER GIVE UP ANY MONEY to cover borrowing costs. Texas Realtors some of your preferred lenders are charging your clients MORE then is necessary for closing loans. That 1 to 2 points in origination they are charging should come off immediately to make sure the referring partner doesn't lose money. Points are a thing of the past, call me for a Loan Estimate on any file and see how much savings can be had.
