12 Investor Requests/Mandates - What Is Your Focus?

Here is an open running list of what some investors in our club are investing in and asking me to source for them.

Please review the below, reach out if something is relevant to your work, and also comment on this post for what you are also seeking right now so you can network through the 40,000 subscribers to this newsletter and have others reach out to you directly:

  1. Legacy Real Estate Assets: Our club has completed a few deals, helping families leverage legacy land or real estate. If your family owns real estate in a downtown center, growing area, large acreage/land banks, or oceanfront property and needs a development partner, let us know.
  2. Publix: One of my close clients is a top egg producer, and needs to get distribution of their product into Publix, if you have a connection there, it would be much appreciated.
  3. Service & Operating Businesses: Several clients have built and sold their business in landscaping, electrician, HVAC, or plumbing spaces. If you have an operating business with $500K or $1M+ a year in profits and are looking for a buyer that is not private equity, please let us know.
  4. Assumed Debt Deals:?We do have some investors interested in self-storage, multifamily, or other real estate assets if there is (sub 4%) long-term debt on the assets that can be acquired.
  5. Self-Storage Development: We have a few members developing self-storage sites and acquiring existing assets to greatly expand their size.
  6. Rescue Capital: We work with several $1B+ hard money lenders and bridge loan providers who offer debt to those who have real estate to secure the investment.
  7. Technology & Food:?For several reasons, we have been getting more general inquiries for food-related and technology-related or AI businesses that have real traction and revenue or significant IP or distribution already. These two areas have come up frequently this quarter.
  8. Social Media Groups: If you operate a large social media asset with 100,000 or 1 million plus members, please reach out to let us know if you are open to an investment.
  9. Medical & Dental Practices: several clients and partners are looking to acquire profitable medical and dental practices that ideally already have multiple locations
  10. Hawaii Real Estate: We have four clients looking for oceanfront or farmland in Hawaii for long-term ownership, development, or improvement - open to creative win-win structures.
  11. Subscription, SaaS, and Recurring Revenue Businesses: We have a few clients looking for these, must have at least $200K a year in revenue, ideally $350K+ that would like a board of investors, or partial sale to help with strategic growth.
  12. Accounting Firms: We are looking for accounting firms open for investment or available for sale, ideally based in the NYC, LAX, or South Florida markets.
