11 year old property with an Inline Fan extraction system serving the bathroom - what could go wrong!

Yesterday I conducted a mould and condensation survey for a local housing provider; the tenant had issues with condensation in their main bedroom, the ventilation in the bedroom was poor so all seemed fairly simple. However, after a deeper dig around and discussion with the tenant it turned out that the extraction in the bathroom (next to the bedroom) was not working correctly.

After a messy, dusty and arkward rummage around in their loft we found out that the inline fan had been placed and wired up incorrectly. Instead of pulling the air out of the bathroom it was pushing air in and displacing the moisture laden air all around the property. It was only working off the light switch so was only pushing the air in short bursts; it couldnt even work as a crude PiV system on this basis! This was the original fan and would seem to have been the situation since the property was built circa 11 years ago.....it didnt help that it was standard pvc flexi duct when it should be double insulated. If it could be wrong it was!

Thankfully Airtech was able to save the day and highlight another problem for our customers.
