Detroit made history as the first US city to give communities a voice in major development projects through its Community Benefits Ordinance. But after 8 years, what have we learned? New analysis reveals both promising outcomes and critical areas for improvement in this groundbreaking policy approach. Findings show that while the CBO has successfully brought communities to the negotiating table, challenges remain in ensuring true representation and enforcement of agreements. The stakes are high. As clean energy projects proliferate nationwide, getting community benefits frameworks right is critical for an equitable transition. “When communities limit housing options to single-family units, they forgo opportunities to create vibrant, mixed-use neighborhoods that promote higher density and more efficient service delivery. As a result, municipalities have to service sprawling single-family developments, which increases operational and maintenance costs, often exceeding tax revenues generated from these properties.”
Zoning decisions impact more than just land use—they shape the financial health of our communities. Learn more about the critical connection between zoning policies and fiscal sustainability in this blog by our Director of Research, Michael Rodriguez, AICP ?? https://lnkd.in/e6vYBHYG Smart growth strategies can reduce costs, boost revenues, and build stronger, more resilient communities.

I have pretty strong environmental chops, including as former Director of New York City’s Energy Office under Ed Koch, but as a resident of Lower Manhattan, I have serious issues with the proposed congestion pricing program. Residents who live in the affected areas should not have to pay the toll?Do the powers that be think that we are the cars clogging traffic in midtown??We get to where we live and stay there, and even then many don’t approach the most clogged arteries. We are taxpayers paying among the highest rates in the nation, and pay our dues to the City.?Manhattan residents should exempt from paying the fees.?And there was discussion of some of the revenues going to New Jersey to offset the impact — that’s kind of the final straw, our money going to New Jersey. I would add that the chimera of the MTA needing the funds is a false flag.?The MTA is a cesspool of wasted funds.?They spend $7 for what costs comparable projects in comparable cities $1.?We would all benefit a lot more if the MTA got its costs under control vs, continuing to subsidize their incompetency with another source of funds.?Remember the billions that went to them when Westway was cancelled??Most down the drain.?The new tunnels cost billions more than they should, and future plans continue to be models of inefficiency and waste.?Congestion pricing is a bandaid on a self-inflicted wound; we should treat the underlying problem, not encourage it.

It’s very exciting to see Massachusetts investing in #affordablehousing decarbonization. Affordable housing is a sector where building decarbonization is both difficult and extremely high impact – emissions reductions make a major difference in tenant health and quality of life. The need for programs like this will only increase as more cities enact building emissions regulations like #BERDO in Boston and #LocalLaw97 in New York. These investments not only help cities meet their climate goals, but also improve air quality and comfort in low- and moderate-income communities. https://lnkd.in/eGXejp3m

El Paso did not win a $5 million federal grant to advance the proposed deck park over I-10 in Downtown. What’s next for the project that’s estimated to cost at least $207 million? Supporters say the deck park could reshape the core of El Paso and provide green space and amenities in Downtown. But the road ahead is far from clear as organizations like the Metropolitan Planning Organization and the Paso del Norte Foundation look for other funding sources. There’s a time constraint, though. Backers need to find money to pay for detailed construction blueprints of the deck before the Texas Department of Transportation starts its own project next year to widen the Downtown segment of I-10. Highway projects in Omaha have a history of favoring affluent, predominantly white neighborhoods while placing disproportionate environmental burdens on minority communities. A new study by researchers from Clemson and Creighton Universities sheds light on these disparities, highlighting the need for urban planning that integrates social and environmental justice. As professionals in the field, it’s crucial to advocate for infrastructure projects that benefit all communities, not just the privileged few. Let’s engage in this vital conversation and push for more equitable solutions. https://lnkd.in/gmxy9S5E #UrbanPlanning #EnvironmentalJustice #SustainableDevelopment #Omaha

We enthusiastically support this legislation, as one step forward toward the goal. We need neighborhood decarbonization pilots, we need community resilience infrastructure, and we need scalable solutions that ensure equity. These pilots are critical to the effort.
