Low Risk doesn't mean NO RISK. If it can RAIN it can FLOOD. See article below. The Flood zone is not the best indicator of flooding potential. The flood maps are a snap shot in time that can be outdated the day they go in. Flooding can happen anywhere it can drop ALOT of rain in a short period of time due to development, drainage issues, and weather patterns changing.

This past weekend another summer storm pummeled the lower eastern area here in Michigan. Floods will continue, it’s not “if” its “when” a flood will happen, they will not stop until our infrastructure is rebuilt to handle what Mother Nature delivers. (we all know that will be a very long time.)?? ?Regardless of your personal thoughts on who should pay for the consequential damages, you can purchase “flood insurance” regardless of where you live (YOU DO NOT NEED TO BE IN A DELCLARED FLOOD ZONE) to reduce the costs associated with a flood.
