?? 2025 PCI Design Awards Best Multi-Family Building We're proud to be part of the Lofts on Grove project, a striking mixed-use development in Grand Rapids, MI. This all-precast concrete building spans 144,000 ft2, featuring 596 hollowcore pieces, 85 interior walls, and 112 exterior walls. The team faced unique challenges, particularly with the building’s facade. To meet the City of Grand Rapids’ aesthetic requirements, architectural precast panels were used, combining thin brick, liners, and reveals to align with the neighborhood’s architectural style while maintaining durability in a high-traffic area. To preserve sightlines and ensure the retail space was functional, a custom-designed wall beam was incorporated, eliminating the need for exposed framing and optimizing the space. The result? A durable, visually engaging, and efficient structure that blends perfectly with its surroundings. Thanks to Building Information Modeling (BIM) and close collaboration, the project was completed smoothly with minimal adjustments during installation.
