What's Happening in #Tampa / #StPete: A long-vacant St. Petersburg Walmart has been sold to one of Tampa Bay's most active retail developers! St. Pete-based The Sembler Company, which specializes in shopping center development, paid $6.7 million for the Walmart box at 3993 Tyrone Blvd. on Jan. 25. Sembler also owns the adjacent Lighthouse Crossings shopping center, which it developed 35 years ago. Sembler said there are no immediate development plans, and his firm is looking at the Walmart parcel and Lighthouse Crossings Center as one combined property. The two properties total 20 acres. There has long been speculation that the Walmart property would be redeveloped into a multifamily complex. Some quick Friday thoughts on Austin retail real estate before Austin heads off on its Spring Break and SXSW reaches full velocity: 1) I'm continuing to see build out costs for tenants playing a major role in what properties they pursue. Local tenants with 2 to 3 locations are being very measured in their decisions right now, trying as hard as possible to minimize their construction costs. Landlords with spaces that are chopped up or whose interiors are obsolete are probably best served in demolishing the space back to a whitebox and simplifying it as much as possible. 2) I got to hear a great update on Fields West in Frisco by Rand Horowitz earlier this week. What's happening in DFW is truly astounding right now with the breadth and depth of new real estate development, especially in the northern suburbs. I have to admit -- I was jealous. Austin is in desperate need of a quality upscale development to be put together in one of our better suburbs...the big question is where it will go. Cedar Park, Round Rock, Georgetown, Dripping Springs, somewhere else? This is going to be one of the most interesting questions to watch over the next 5 years. 3) To finish off, had a good lunch with a friend at one of our best local developers. We've both been in the Austin real estate business since the 2006-2008 timeframe. We both marveled at the fact that we're doing real estate deals in the $50s and $60s/sf in base rent -- the amazing part is that rents will likely continue to push more for great stuff in the urban core...outside of South Congress, I think we're definitely heading for high double digit rents for great stuff on major corridors inside Austin.
