We must think in generations, for what we design and construct today can shape an urban space for 100 or 200 years to come. The key is not to fix a building's function for years, but to build it so beautifully that it can always find a new purpose. Buildings that are not only functional but also beautiful are sustainable in the long term and, as numerous successful examples demonstrate, can be repurposed time and again: A church, for instance, that is a magnificent building and loses its function as a "house of God" can find new life as a library, restaurant, office building, residential space, or even a club. If we follow this thought to its logical conclusion, it leads us directly to the essential topic of sustainability. Beauty has a lot to do with sustainability. Its contribution to issues like zero waste and life cycle costing is, in my opinion, greatly underestimated. Together with my team at Philipp Architekten, I am committed to a renaissance of beauty in architecture. Located next to the iconic Victoria Coach Station, HUB Victoria is a Grade A office space spanning over 30,000 m2. This ambitious renovation involved advanced technical, logistical, and design capabilities, reflecting the high standards of the UK renovation market. Here’s how the fa?ade set a new benchmark: ?? Long-term commitment to sustainability: The renovation reused existing materials wherever possible, cutting embodied carbon and extending the life cycle of the structure. The project achieved BREEAM Excellent certification with emissions 61% lower than London Plan targets. ?? Design precision and adaptability: The fa?ade features 10 different cladding types, including unitised fa?ades, stick fa?ades, and double-skin glazing.
