Airbnb crackdown looming in South Africa. Proposed regulations for short-term rentals in South Africa could affect the entire industry, causing many to consider whether remaining in the market is viable and making others skeptical of buying into it. This is according to Only Realty Property Group CEO Grant Smee, who spoke to?Cape Talk?about the proposed regulations. “Ultimately, like any hospitality industry, your money is made on vacancy levels and the fewer nights you are empty, the more money you make,” said Smee. “If the government limits how many nights you can rent the property out, that’s going to be a massive issue for almost all Airbnb owners.” Smee is referring to regulations?proposed by Airbnb?in a report released at the beginning of October. The report provided case studies on how South Africa can regulate the short-term rental market. These included limiting the number of nights owners can rent their property for if done on a short-term basis and creating a national registry of all short-term rentals. This will help to address issues such as noise disturbances, overcrowding, and safety concerns, all of which can negatively impact the quality of life for residents in popular tourist destinations. The government can better track and manage the short-term rental market, therefore, it will enhance the quality and safety of accommodation. Moreover, the registration of short-term lets can contribute to the preservation of affordable housing in urban areas. The government can strike a balance between promoting tourism and preserving housing for residents. Ultimately, it will serve the collective interest of fostering thriving and harmonious tourism that benefits residents, visitors, and local economies alike.
New rules for Short Term Lets announced for England. We have been calling for a registration scheme for many years and welcome the news that it is finally being introduced. Alongside this new planning classes will be brought in requiring second -home owners who want to let houses as STR’s to get planning permission from this summer. Amanda Cupples, GM Europe at STAA member Airbnb says , “Families who host on Airbnb will benefit from clear rules that support their activity, and local authorities will get access to the information they need to assess and manage housing impacts and keep communities healthy, where necessary.” Whilst welcoming the news of the registration scheme Andrew Fenner, STAA Chief Executive, added a cautionary note in todays Daily Telegraph. Andy said, “The registration scheme could have been game changing for tourism in England had it covered all types of accommodation but, instead, what we’ve got is a missed opportunity that’s a half-way house at best.” Andy went on to add , “The presumption is that, if you shut down all short-term rentals tomorrow, the housing crisis would be solved but that is naive in the extreme.” The STAA is continuing to work with the government in England and across the home nations to obtain the balance between business and the communities which support them. As urban cost of living skyrockets, governments are quick to point fingers at short term rentals (think Airbnb). Keeping flats available for tourists - they say - must be pushing rents upward by limiting the housing supply. Or does it? This article in HBR found that short term rental only accounts for 1% of rental increase, and primarily affects affluent segments of the population.
