Innovative Design and Urban Integration Composed of four distinct blocks that elegantly step down from seven to four stories, the design harmonizes with the adjacent townhomes and creates a pedestrian-scaled environment. The fa?ade features a vibrant palette and a blend of horizontal and vertical volumes, providing a welcoming backdrop with raised stoop entries that enhance the pedestrian experience along the Mews. ?? Creating Community Spaces The project thoughtfully integrates common areas with a central courtyard, fostering connections among residents. Studio VARA and Paulett Taggart Architects have designed inviting lobbies and communal spaces, ensuring a clear hierarchy of circulation that enhances accessibility. Each lobby is tailored to its respective street, featuring elements like a floating wood slat canopy and chevron-shaped oak cabinets that evoke a warm, residential feel. ??? The Lavendale Residence, spanning 5,875 square feet, stands out in the photo among the three spec homes. A notable aspect of its design challenge was to ensure ample access to daylight and views in all spaces, a feature uncommon for a spec home of this size. The simple 'H' plan separated public and private spaces, not only for the efficiency of mechanical systems but also for the overall health and well-being of its occupants. This project was designed and built in less than eight months, without cutting corners. Every exterior exposure was sealed, and required R-values were doubled, surpassing local building code requirements for efficiency. Proactive project management strategies were also implemented to anticipate and address potential setbacks, ensuring the project stayed on track and within budget. Sunshine Coast Council architects have produced a design guide for apartments and townhouses focussed on coastal living. Environment and Liveability Portfolio Councillor Tim Burns said apartments and townhouses were expected to play a greater role as the region looked to accommodate an increasing number of people. Cr Burns said the new guide would encourage development of quality homes for residents and attractive, shady and safe streets for the community. He said it encouraged climate-responsive design that reflected the region’s unique character, ensuring that new developments enhanced, rather than detracted from, the local identity. “Our new guide is a valuable tool for anyone involved in medium-density residential development. “This includes designers and architects, planners, developers, local government and investors.” Cr Burns said the guide included tips and photos to support the design process with consideration of: - Site location, orientation and surrounding environment. - Orientation to maximise sunlight and breeze and merge indoor-outdoor spaces. - Maximising natural light, greenery, landscape and trees. - Enhancing street appeal. - Using sustainable building materials. - Creating useable and welcoming communal areas. - Designing for accessibility and inclusion. Our key design considerations for these projects have been: ? Creating accessible and safe bathrooms ? Maintaining the client's personal style while still ensuring functionality ? Designing practical and safe circulation spaces that work for all mobility levels ? Incorporating subtle adaptations that can evolve with changing needs ? Balancing shared spaces with private areas for independence ? Planning lighting and acoustics for varying sensory needs ? Ensuring easy maintenance and practical functionality These types of residential projects really challenge us to think beyond standard home modifications. They require a deep understanding of how spaces can support both care and independence, yet still maintain the warmth and character of a family home. At a time when we as a society are unable to provide enough homes for Londoners, I’m immensely proud that AFK have the opportunity to breathe new life into the Peek Frean biscuit factory to create 766 homes - including much-needed discount market rent (DMR) apartments. This is a remarkable project by any measure and at a time when the development industry has stalled on account of a lack of liquidity.
