Collaborative effort set to transform Gosford’s Civic heart A?design team comprising Plus Architecture, Architecture AND, and CHROFI has emerged victorious in a design excellence competition for the Gosford Alive development — a regionally significant project set to revitalise an entire city block in Gosford's civic centre. The team's design approach was structured around a response to three scales:?the city, the neighbourhood, and the?home. At the city scale, the project aims to contribute positively to Gosford's urban quality, creating a precinct that?will serve residents for generations. Designed with longevity in mind, the project incorporates numerous sustainable design elements,?including passive heating and cooling, biophilic green roofs, responsibly sourced materials, solar access, and rainwater harvesting. Native planting and generous ground plane landscaping will help minimise the heat island effect, further enhancing the site's environmental performance. What's your favorite building in NYC? One of mine played an interesting role in the history of zoning in New York. The 38-story Equitable Building was the largest office building in the world when it opened in 1915. The bulkiness of the building inspired the 1916 zoning ordinance, which introduced new setback requirements. Another one in the bag today for Elsie Li - UK Property Developer and Markus Hartung - full planning for elevational changes to existing commercial unit on The Wirral. Why? Planning Strategy. Make the elevational changes first to facilitate a Class MA Prior Approval application (to follow) for conversion of uppers and rear to 4 no apartments (leaving a good sized flexible commercial space to front). We could have tried full planning for the scheme. They could have refused for several reasons. We go for prior approval and we remove the reasons for refusal. The housing crisis is real! The world is changing. How we live is changing. Gone are the times where living in big expansive homes that are not energy efficient are just not feasible. Costs are through the roof. If we are being honest, most people spend their time in maybe 3-4 rooms at any given time so why do we need big homes? When we downsized from 5000 sq ft to 1600 into a condo I was sure I would go crazy but yet I look back at our electricity bills, heating bills and yet we never sat in the "fancy" living room. We barely left the kitchen/family room and the extra bedrooms we just shut the door. Downsizing was an adjustment but I am so grateful. We can leave our home and head away without any worry. We have eliminated all the extra bills and transformed how we use energy. It has been a game changer. I love this model that the team LIME Architecture Inc. have created. You can have a community right on your single family lot. As someone who also cares for my aging mother, these kinds of designs allow us to think differently bringing aging parents into one of the units. Increases their ability to age in place gracefully and still have independence. As soon to be empty nesters as well this design is exciting to leverage your single family lot. The zoning is changing and we need to examine our own inherent biases towards how we live here in Canada. People do find change hard but when managed effectively (and beautifully) it can truly evolve neighborhoods. As the region begins to think of growth and the future of our major thoroughfares, it is important to envision the possibilities. With the initial feedback from Fayetteville's public input indicating a desire for more 'missing middle' housing types, as well as retail, service amenities and recreational facilities along 71b, the proposed zoning changes aim to address these needs. Collaborating with Groundwork, GEMSTONE Design Studio has reimagined what this zoning change could look like. This would allow for more mixed-use buildings, keeping density in developed areas while preserving natural and working lands. . The remaining public input sessions are 6/5 and 6/6 from 3pm - 6pm and 6/7 from 9am - 12pm. All three remaining dates will be held at the City Hall, first floor foyer.
