I was reading about the North Center Apartments project by SPACE Architects on the north side and how they achieved the framing of the rooftop level. Then it dawned on me to ask, is there an existing mixed-use building that has a rooftop on Chicago's far south side (south of 95th Street)? Better yet, are there any existing mixed-use developments on Chicago's far south side period? Maybe someone can correct me on this and maybe I do not know every square-inch of Chicago's far south side as I thought. If not or even if you can name all on one hand, how is that possible? We definitely need to prioritize mixed-use development investments on Chicago's far south side. If this is helping to stabilize commercial corridors on the north side of Chicago, then it can do the same for our struggling commercial corridors on Chicago's far south side. I have a lot of "favorite" buildings in NYC. I'm not one to be attracted to a building solely because of its design, but I place more emphasis on how a plot of real estate transforms itself (and its surrounding) over time thanks to policy/zoning changes + operator visions. Denver-based Revesco Properties partnered with Davis Partnership Architects to submit plans to the city of Denver on February 2 to convert a 16-story office building at 475 17th St. into about 210 affordable and market-rate apartments. The building was designed in 1973 and is currently 57% vacant. No leases will be ended early because of the possible conversion. Looking at the makeup of the proposed conversion, two-thirds of the apartments will be for people earning 80% of the area median income or below. One-third will be market-rate apartments. There will be studios, one-bedroom, two-bedroom and three-bedroom units. ?There is no parking onsite. Hey Austin, want to build walkable neighborhoods with housing that has abundant light and air, then tell the City of Austin that you want Single-Stair Point Access Block housing with reasonable code requirements here: https://lnkd.in/g_hiw6Bm Right now, our current building code will only allow us to build three-story buildings, four-units per floor, with a single-stair. In Europe, Canada, and, to a lesser degree, Seattle, they can build much higher with more units per floor only using a single stair. Currently, Austin is considering enacting the 2024 International Building Code that allows for Single-Stair Point Access Blocks, but with a lot of amendments that will reduce the impact of what the new code could do for Austinites to help reduce the costs of housing and our carbon emissions. Why is this important? Current code requires two stairs, which typically creates a double-loaded corridor in most multi-family buildings. A double-loaded corridor creates dark interior hallways, no cross-ventilation within apartments, and 30'+ deep units with wasted space and less opportunity for daylight. With a Single-Stair Point Access Block, you get the reverse: ? Less Wasted Space: Interior corridors are mostly eliminated and their is no need for a second stair = less $ spent on space no one enjoys & lower construction costs. ? Cross-Ventilation: Units can run from front to back of a building, creating the opportunity for cross-ventilation = better air quality and the reduction in cooling during more temperate weather days. ? Less Noise in Bedrooms: Units can place living rooms on the street side of a building and bedrooms on the back side of the building = Better sleep! ? Reduce Carbon Emissions: Building less = less embodied carbon emissions. Designing for cross-ventilation = less operational carbon emissions. The concept I'm sharing unveils a 17.7-acre site featuring 288 multifamily units in three-story garden-style apartment buildings, alongside a standalone two-story, 16,000 sqft flex commercial space. While the footprints are primed to accommodate a range of current market products, we're eager to take a step back and reassess the construction techniques that would best suit creating scalable prototypes for multiple markets.
