ABC News featured a really important housing issue. We are still building homes like we are never going to grow old (and really want to go to institutional care). How can we age in place if our homes don't have slightly wider doorways for the wheelie walker (or pram) and space in the bathroom so a carer can help with showering? It's not a big ask - just a few design tweaks, but the key question is what does the industry gain by refusing to do this? Who benefits? Time for the NSW and WA governments to take the industry to task and make them follow the Livable Housing Design Standard mandated in the National Construction Code. Queensland and ACT have done it and the sky didn't fall in. Victoria and other states said they will follow this year. And there are no grab bars in sight - Livable Housing Design is about regular homes, not "disabled" homes. We are really excited to soon be welcoming tenants into new apartments we have developed with Mencap and Nottinghamshire County Council. The property in Newark has been converted from an old school building into 8 ground floor apartments. ?It’s been a real team effort to modernise the unique building over the past year, and our fab Emma Metcalf, Development Officer, has worked hard alongside our brilliant partners to turn the building into what will be a beautiful new home for tenants with learning disabilities. Why Are ADA Compliant Homes Smart? In the United States, a significant portion of the population either has a disability or requires special care. According to the Centers for Disease Control and Prevention (CDC), approximately 61 million adults live with a disability, which is about 1 in 4 Americans. Disabilities can range from mobility issues to cognitive, hearing, or vision impairments. Additionally, many people have friends or family members who require special care. Given this considerable number, designing homes that are ADA-compliant offers substantial benefits not only to those who are currently disabled but also to those who may experience mobility challenges in the future. This includes veterans, first responders, police officers, and others who might face disabilities due to their line of work or as they age. For the past 2 years, the NSW government has failed to sign up to national mandatory design standards that require new developments to offer basic accessibility. These standards are not difficult or expensive: they simply require developers to build a step-free shower and level entry to houses. You can read the full standards here: https://lnkd.in/g_A54TK3 The Australian Building Codes Board modelling for these standards shows it will only add about 1% to the cost of a new build. It will cost the government more to retro-fit houses to make them accessible after they are built.
