Tenants at two Kansas City-area apartment buildings have launched a strike over what they say are poor conditions and rising rents. They’re pushing for, among other things, a national 3% annual rent cap. The tenants “believe that they’re going to necessarily win this in the courts,” said Jaden Powell, a tenant attorney giving KC Tenants legal advice. “The courts are not set up to make these kinds of wide-scale changes. The power is in organizing and public pressure, and that’s where they think they’re going to win.”

Would the government indemnify housing providers from lost rent arising from deadbeat tenants? I think not. Recently, I was an expert witness in a case in which the plaintiff sought relief because she was denied housing despite never actually being evicted. She openly admitted she would "skip" or agree to vacate before being ejected from a community. She argued that her long history of L&T suits should not have been a reason to deny her housing. A number of states have already inacted protections for tenants preventing "no fault" lease terminations. In other words, if a tenant keeps paying rent and has not otherwise violated the lease, the landlord is required to continue to rent the property to them. Goldgrub this article is totally biased. “But the arrangement rests on a problematic premise: that landlords can be trusted to not falsely claim a tenant occupied their property after an eviction date.” Best of luck trying to get any money from a tenant who owes thousands of dollars. Many landlords simply want to evict them rather than dealing with the hassle of collecting unpaid rent. The reason the amount owed can escalate so quickly is due to the inefficiency of the landlord and tenant board, which causes delays in scheduling hearings. In an ideal situation, a tenant who fails to pay rent should be evicted within 30 days of missing a payment. Landlords are not responsible for financially supporting their tenants, and not paying rent is essentially stealing. Marc Z. Goldgrub how about we deal with the underlying problem and stop making up hypothetical nonsense. Doug Ford how about fixing the landlord tenant board. You have put in more burocracts and fewer files are being processed. How does that happen?

So, I got another article published in blogTO, and some reactions I'm getting have been kind of ridiculous. The gist of the article is "landlords shouldn't be able to lie and legally claim money they have no legal right to with no consequences." And the reactions have been very in the vibe of "why are you writing mean things about struggling landlords?" Ok, listen: I handle cases for both landlords and tenants. I've handled and continue to handle evictions. I have seen up close and personal the damage deadbeat tenants can do. And I've written about that issue here, on my firm's blog, in BlogTO, etc. But no one should be subject to any legal process that puts them on the hook for money they do not owe, supported purely by lies. Can we not agree on this principle? Imagine if this were you, and someone tried to garnish your wages to the tune of tens of thousands you did not owe them. Would you not want them to face consequences for their treachery? Also, people focus a lot on so-called 'mom and pop' landlords as if that's who I am 'coming after' in my article. In reality, this article was inspired specifically by the conduct of enormous, astonishingly mismanaged corporate landlords who are the cause of many of Ontario's housing issues atm. Like, I get it. We know California leads the USA in creating new laws... New California laws tighten renter protections. "California Gov. Gavin Newsom?signed three bills?changing renter protection practices in the state last month. Under Assembly Bill 2801, landlords are required to take photographs of a unit before move-in, after move-out and before and after any necessary repairs or cleaning, which must be provided to the tenant along with the security deposit disposition form. This bill will take effect on July 1, 2025. AB 2747 requires landlords to provide tenants with the option to report their on-time rent payments to credit bureaus, effective April 1, 2025. Senate Bill 611 forbids fees on rents paid by check, fees for posted notices or charging tenants in the military more than the standard security deposit amount, effective July 1, 2025." https://lnkd.in/e9pVndB6

California Assembly Bill 12 is set to cap security deposits at one month's rent for most new rental contracts. This new law eases the burden for renters trying to get by in expensive markets. Smaller landlords with no more than two properties and a total of four units can still require up to two months' rent as a deposit.?Despite the benefits, there's some concern from owners of high-end properties about whether one month’s deposit will be sufficient to cover potential damages. They can, however, seek additional fees if damages exceed the deposit. This is precisely the burden that Lighthouse Security Deposit aims to alleviate. By lowering upfront costs, tenants can move in with significantly less financial stress, paying only a fraction of the traditional security deposit amount.
