“We’re positioned well for the rest of this financial year. We’re evolving as a provider of essential infrastructure, that being warehouses and data centres to power the digital economy.” Group CEO Greg Goodman. As part of its shift to an “essential infrastructure provider”, Goodman revealed that its global power bank had expanded to 4 gigawatts, up from 3.7GW revealed in November, providing an opportunity to develop data centres with an end value of $80 billion over the next five to seven years across 12 major cities. Of this $80 billion, about $50 billion will be real estate developed and owned by Goodman and its partners upon completion. We Bloomberg Intelligence published a note last week in which we look at the polarization of European office values. Demand is shifting towards serviced, central and future-proofed offices that meet the energy requirements as well as provide well- being space to network. Imagine this headline: “Wall Street’s Single-Family-Rental Investors: Tackling the Climate Crisis, Saving Renters and the Country Billions, and Boosting Returns by Going Green.” Given all the negative press this election cycle, large SFR investors are missing out on positive headline opportunities—and untapped profits. Owning only 0.7% of the U.S.’s 82 million homes, institutional investors control 573k properties according to data from John Burns (https://jbrec.com/). What if all of them were made energy efficient? At Net Energy, we put our proprietary tool, BuyBoxIQ, to work to answer this question. We use a combination of data from the DOE, NREL, EIA, utility rates, the actual homes we’ve upgraded, and more to analyze the potential. The result? A collective annual energy offset of 7.5 terawatts annually from sustainable upgrades like solar, insulation, and efficient lighting. This is the equivalent of powering 1,000 homes for 750 years. In addition, it would drive an estimated $1 billion of annual income for SFR investors with an average ROI of 13%. Cost? About $7.5 billion. But that’s just not a lot of money. For perspective, the largest owner in the space, Blackstone, could cover this cost with just 0.67% of its $1.1 trillion in assets under management. These big number exercises are fun to do, and I wish they didn’t seem so fanciful. We desperately need solutions that will generate massive amounts of power, take stress off of the grid, and reduce energy usage. We can dream…
