Overnight rains didn’t stop the festivities at the groundbreaking celebration for Juniper Crossing I and Juniper Crossing II held October 2 at the construction site at 60 Obetz Road on Columbus’ south side.?The event celebrated the start of the two phases to be built simultaneously to provide 44 units in Juniper Crossing I and 37 units for Juniper Crossing II, both targeted for senior residents.?The combined 81 units will be offered to residents at a mix of incomes between 30% and 70% of area median income. Juniper Crossing II is one of the first developments to be constructed in Ohio using the state’s new workforce housing tax credit program to support financing. Over 100,000 mostly investment-grade apartments in NSW have been built over the decades, many with defects beyond rectification or demolition propositions because of structural issues. Where was the supervision to ensure these apartment towers comply with NSW Building Act requirements? When is a house not a house? When it's a home. You may see it as a house, but to your tenants it's home. In the current rental climate, it's often necessary to ask tenants to vacate your property for various reasons. Unfortunately, many agents see the eviction process as simply a piece of paper to be passed to a tenant. I'm dealing with more and more cases where the eviction notice has simply been posted to a tenant. To my mind this is absolutely wrong; eviction is a process, not a piece of paper and treating it as such is insulting and demeaning. Understandably, the tenants first action in these cases is to turn to the Council who advise them to remain put and create a mindset of fear in the tenant that they will not be given any assistance unless they remain in situ. My eviction process involves attending and issuing the notice in person, signposting tenants to relevant housing services and supporting them and the landlord throughout the whole process. Often, a common sense chat with the local authority prior to the notice being issued avoids the problems mentioned above. The rental market is tough at the moment, and without support, it's unlikely that your tenants will secure alternative accommodation in the timescale you need. Last year I had to evict all the tenants in a large HMO, but was able to secure onward accommodation for all of the tenants bar one who secured his own with help from the reference letter provided at the point of the notice being issued. This was by working with the tenants, with Exeter Housing Needs Team who helped with deposits (tenant's original deposits had been stolen by a rogue agent) and organisations such as Exeter City Community Trust who provide amazing help and support to the people of Exeter. When it comes to housing issues, working with others is far more effective, and I'm proud that Exeter has so many decent people and organisations who can assist tenants, unlike several other local areas of the country where local authorities I'm currently dealing with are demonstrably only acting in their best interest (looking at you Chesterfield). San Francisco has shown a rather remarkable resistance to allowing new housing production over the years. Now they will have less authority to do so. They may be the worst among larger California cities but they are not alone. Rhoades Planning Group has assisted many, many non profit developers in difficult jurisdiction around the SF Bay Area. We are here to help you with your streamlined ministerial applications. These applications are technically complex and can be tricky but we are champions of affordable housing and work hard to garner approvals. Of the approximately 30+ streamlined ministerial applications we have completed, non so far have been denied (yes - we just knocked wood!). Two of those approvals came after Los Altos and Berkeley were challenged in court for inappropriately denying SB 35 applications that we had prepared. Relying on the streamlined ministerial application records prepared by RPG, the courts ruled against both cities. Those cities were subsequently required to approve the projects and were sanctioned pursuant to the law.
SB 423 will be a game changer for the future of housing in San Francisco. Thanks to California Senator Scott Wiener, San Francisco will now go from the slowest CA city to approve new housing to one of the fastest. https://lnkd.in/gdrNTr2K
