We strategically crafted each offer allowing both properties to be purchased under the initial listing amount with thousands of dollars in seller concessions being provided to our clients at closing. In 2022, 167 properties sold between 5-100 units in Chicago in the northside neighborhoods. In 2023, sales decreased 11%, with only 150 properties sold between 5 and 100 units. So far this year, 114 properties have sold between 5-100 units. This shows that investors have come to terms with the current interest rate market and are making deals work within their parameters. I expect this to continue through the end of the year, as the 10-year has recently dropped to 4.15%. With an expected interest rate cut coming before the end of the year, activity will pick up for investors looking to strike and solidify acquisitions to round out the year.
