While “flat” is undoubtedly more common in the UK, with the US usually opting for “apartment”, here in Australia, we like to use both to describe two subtly different dwelling types. One of the biggest amenities multifamily users are looking for these days is outdoor space. This is being provided more and more through rooftop patios like this one. The rooftop portion of this indoor/outdoor penthouse uses wood trusses that are 6-12" deeper than typical to account for the higher live load demands. A similar indoor/outdoor penthouse is being designed on an office to resi conversion we're designing. On that one, the roof is framed with steel beams that had enough strength to resist the added load, but needed to add cover plates to the bottom flange to add stiffness in order to meet deflection and vibration criteria.
