Pod members have specific roles for resident experience, revenue management/expense management, physical management, admin support, A/R, A/P, and other key functions. No single "jack of all trades" property manager is on an island by themselves. And those functions/services are fractionalized across portfolios, based on goals set for the property: ?Want higher touch service and higher emphasis on resident experience? Done. ? Want more automation and minimal cost? Done. ? Want to execute a value add play? Done. Set your goals and we can build a program for you. Maintenance and janitorial is centralized too, but also in pods around a specific groups of properties so there is a lot of familiarity with the property (and residents) being served. So even without a full time "property manager" on-site, you've got our combined "management team" on-site regularly - interacting with residents and team members who can "see something, say something" on site to identify and solve problems fast. By taking the best of centralization, but limiting the weaknesses, were able to deliver market beating results for clients, especially in mid market. And obviously attention to results matters, so teams track progress with scorecard KPIs weekly.
