Our Public Safety team has had an exciting past few weeks with projects progressing. The Town of Lexington, MA Police Department had their ribbon cutting for the new Police Headquarters. #TeamTecton previously worked with the Town of Lexington to design and construct a new Fire Headquarters. We hope the Town and their community are enjoying their new public safety facilities. Earlier this month, The City of Greenfield, Massachusetts had the grand opening for their new Fire Headquarters. Tecton is proud to have worked as a Peer Reviewer and Interior Designer with H2M architects + engineers on this project. Congratulations to the City, their emergency responders and community. Lastly, the Peabody Police Department broke ground this month for the construction of their new Public Safety Headquarters. The complex will be powered entirely by electricity, with a backup generator that runs on diesel, with rooftop and parking canopy solar panels to help achieve a low Energy Use Intensity. The project is expected to complete construction in spring 2026. Construction for the new & improved St. Paul's Hospital is underway in Vancouver. ??? ?? ???? This $1.7-billion project carves an integrated care model. It will blend acute, primary care, community health & support programs in one shared space. ?? Set on a large, 18.4-acre site, the new build will be 2.4 million sq. ft. with a completion date set for 2026. Working with PCL Construction, Team RJC looks after the project's structural, specialty structural & building enclosure consulting. ?? ?? The high-stakes task of fitting out a brand new acute-care hospital can't begin until the structure is complete & all shoring is removed. That's why RJCers worked with the project builder to fully understand construction timelines. ?? This makes it possible for our engineers to carefully design structural slabs that meet complicated requirements, both during construction & for their ultimate end use. ? Large-scale projects = new challenges. St. Paul's site is a tidal marsh that was blocked up to create land for industrial growth in the early 1900s. ?? The site is also low-lying & close to water, bringing poor soil conditions plus a high level of groundwater. Designing for resilience, our engineers raised the ground floor slab to the flood construction level set by the City of Vancouver. All critical services will be above this level, with only parking & non-essentials below grade. ?? Project Partners: PCL Construction, Providence Health Care & St. Paul's Foundation ?? This project presents a unique opportunity for development, and our team at Texas Sparks Constructions has been instrumental in shaping its success. We’re spearheading the construction of three event centers, totaling 23,000 sqft, blending HVAC systems with open spaces to create versatile environments. Additionally, our expertise is driving the development of three religious structures, including a 40,000 sqft main temple, a 10,000 sqft secondary building, and a support structure, as well as 10 to 14 one-acre residential lots. Our team conducted an in-depth study, thoroughly assessing the financial, market, and development aspects of the project. We identified that the property, connected to a private road managed by the HOA, may require road expansion. Moreover, while the City of Georgetown is ready to supply water, our analysis revealed the need to extend sewer access from 2.5 miles away. By uncovering these critical details early, we empower developers to plan accurately, incorporate potential costs, and navigate the development process with confidence, avoiding costly surprises. ??? #FeasibilityStudy #ProjectPlanning #RealEstateDevelopment #DueDiligence #CivilEngineering #RegulatoryCompliance

Coming soon: A new & improved St. Paul’s Hospital. ?? ?? ???? On Vancouver’s False Creek Flats, this $1.7-billion project carves an integrated care model. It will blend acute, primary care, community health & support programs in one shared space for the community. ?? ??♀? RJC Engineers looks after the hospital’s structure & building enclosure consulting. The big task of fitting out a brand new acute-care hospital can’t begin until the structure is complete & all shoring is removed. That’s why local RJCers worked with the builder to understand construction timelines. ?? This makes it possible to carefully design slabs that meet challenging requirements. It’s no secret that this construction site has amazing proportions. Taking up an impressive 18.4 acres, it’s quickly paving the way for a 2.4 million sq. ft. build by 2026. ? Do you agree?…When assessing a building in East Austin, buyers should focus on these top five factors during a site assessment: 1. Zoning and Permitted Uses: Verify the zoning of the property and ensure it aligns with the intended use. In Austin, zoning can vary significantly between neighborhoods, so understanding restrictions or permissible changes is critical. 2. Building Condition and Structural Integrity: Check the age and condition of the building, including roofing, plumbing, electrical systems, HVAC, and foundation. Any necessary repairs or upgrades should be factored into the cost. 3. Parking and Accessibility: Evaluate the availability of parking and compliance with ADA (Americans with Disabilities Act) regulations. Consider whether the location is accessible for both employees and clients. 4. Utility Availability and Capacity: Confirm that the building has adequate utility connections, including water, electricity, and internet, to support the operations planned for the space. 5. Location and Surrounding Development: Assess the surrounding area for future growth, infrastructure development, and nearby amenities. Look into city plans or transportation projects that might impact the property’s value. #CommercialRealEstateAustin #AustinCRE #AustinProperty #EastAustinDevelopment #IndustrialSpaceAustin #AustinRetailSpace #OfficeSpaceAustin #FlexWarehouseAustin #BastropCRE #CedarCreekRealEstate #RoundRockCommercial #LeanderIndustrial #PflugervilleWarehouse #TexasCRE #RealEstateAustin

ZONING regulations in Atlanta are being rewritten as we speak. How many gas stations are in your neighborhood? Are tiny houses permissible in your backyard? What's going to be built on the vacant lot on your block? Zoning regulations determine ALL of that and more. This past Monday the City of Atlanta presented the first look at the zoning changes scheduled for implementation Jan. 2025. Yes, you heard that right - in 6 months the changes will start rolling out. Key Take Aways: - Major changes to gas station development and where they're allowed to operate - Major changes to self-storage facilities. As currently proposed, they now must be part of a mixed use development where the commercial and residential square footage must equal the amount allocated for storage - Major changes for how guest houses, accessory dwelling units and tiny homes are defined and regulated This is just a sampling of the changes that will shape how the city transforms over the next 50 years. As a real estate development firm the Aspire Construction & Design team was in the room to be a part of the conversation, claim a seat at the table and to be sure that the voice of the small scale developer is heard. The next session for a review and feedback session on the changes will be July 9. More details at www.atlzoning.com. Stay informed. #CRE #CommercialRealEstate #RealEstateDevelopment #Architecture #Engineering #Construction

Buildings Kill The Grenfell tower fire reinforced two vital lessons for the future of buildings: 1) buildings can kill 2) the construction industry is riddled with staggering levels of self-serving players, many of whom promote the vested interests of powerful forces to whom they are in thrall. This must change.? ? I have just contributed to the 'Buildings and Cities' website a piece listing three things I think need to be put immediately on research agendas around the world. 1.?????Near Term: All buildings to be mandated to have at least some opening windows. 2.?????Medium Term: All buildings in the future will have to be able to operate with?mixed mode?conditioning, being largely naturally ventilated, using mechanical heating and cooling only when needed. 3.?????Urgent NOW: A root and branch review of the building regulatory and planning systems, their aims, structures, functioning, independence and effectiveness. Not only have such systems done little to date to reduce emissions from the built environment, but they have demonstrably not prioritised the safety, well-being and financial health of most ordinary citizens and businesses.? Time for real change.?Check out the full article.

And stop the pressure being applied by housing advocates and the development industry to build cheaper, less safe housing by removing 2nd exits from low to mid rise multi-residential buildings. This should not be done. It’s a literal and figurative race to the bottom. And it should not be done without the addition of requirements for non-combustible construction and fire suppression systems. No new building should be less safe than before.
