One hidden benefit of mobile home parks is the barriers to entry for new competition. In most areas of the country, it is nearly impossible to get the proper zoning and meet all the requirements to build a new community. This is quite the contrary with apartments. You can pretty much go to just about any city in the US and you’ll probably see one or more new apartments under construction. Where this gets risky is in areas that have a lot of vacant land and room for horizontal growth. Texas, for example, comes to mind as there is lots of room for growth as you enter into the suburbs surrounding some of the major cities. As it has happened many times in the past, real estate almost always hits a phase where things become overbuilt. This isn’t the case with mobile home parks, and never will be. Here’s a good weekend read. CoStar analyzed the ongoing apartment construction boom across the Jersey Shore and dug into which areas developers have been targeting. The bet is simple: the region has been underserved by modern units that can attract year-long residents to enjoy its quality of life, transit options, and proximity to employment nodes. To meet this demand, developers hit the ground running right after the pandemic, breaking ground on hundreds of new apartments just as the population base began to expand. Much of the new construction is concentrated in Monmouth and Ocean counties, where ample transit options allow renters to access employment nodes in Trenton, Newark, and New York. So far, over 2,800 units have been completed, and an additional 2,700 units are in the pipeline. Multifamily friends, there are two words we need to eradicate from our vocabulary. Tenant & complex. There are more, but let's start there. Residents, not tenants, choose to live in our communities. Communities aren't complexes. Remember - we are serving people and we are fortunate to do so. The word tenant is outdated and makes people sound like they’re just occupying space - like a number, not really part of the community. Calling them residents shows respect and reinforces that they belong. Using community instead of complex shifts the focus from buildings to people. Complex sounds cold and impersonal, while community reflects the connections, care, and experience we aim to create. It reinforces that we're building more than just structures, we are not offering cold white boxes in bland buildings —we’re fostering a dynamic neighborhood where people feel they belong. Where people will make lifelong connections.
