Occasionally in seeking #landrights for #largescale #solarenergy, I've come across a sincere concern from landowners that their property will be devalued due to a project being developed and operated near them. Read on for some details as to a comprehensive review of properties it the US Midwest that did not face any devaluation, as projects developed near them. Key point I noted in the author of the reported shared on why values could have actually increased... "we surmise that the new tax revenues fed into communities from these large solar projects (and how this supports local schools + other public services), as well as new local employment opportunities, are probable drivers. This is a question for future research." I can definitively tell you a large utility scale solar project I'm working on in eastern Nebraska will bring an approx. $900,000 in tax revenue annually for a nearby school district. I've actually been in a public hearing where an opponent of the specific project stated "the school district really does not need that additional revenue"... imagine that ??
New publication! In Elsevier's Solar Compass Journal, Loyola Chicago School of Environmental Sustainability alum Simeng (Sampson) Hao and I find that large-scale #solar projects in the Midwestern US increase nearby property values by 0.5–2.0%. Elsevier for Energy; International Solar Alliance ? https://lnkd.in/gYXZVCYX ? More and more large, utility-scale #solar projects continue to be proposed across the #Midwest (and the entire US), and we comprehensively study the residential property value impacts related to the construction of 70 solar projects (5 MW+) in the region (built 2009-–2022). ? This is an important and unique contribution, as most prior studies have just investigated the impact of one particular solar project, which is too narrow to imply any broader trend. ? Most prior studies also show mixed or insignificant impacts, whereas our study shows a strong positive correlation between building a large solar project and increased property values. In particular, we find that home values can increase up to $3,200 with a large solar project in their zip code. ? While we did not specifically study “why” property values increase, we surmise that the new tax revenues fed into communities from these large solar projects (and how this supports local schools + other public services), as well as new local employment opportunities, are probable drivers. This is a question for future research. ? It’s also worth noting that we found that utility-scale solar projects positively impact nearby property values in both rural AND metro areas. Our work has clear policy implications, such as reducing setback rules and otherwise streamlining the project approval process to meet RPS and other RE/decarbonization goals. ? Pioneering project to cover canals with solar panels nears finish: 'Allows for greater power production per land size': America is about to get its very first?solar-covered canal?— a huge win for clean energy innovation. This groundbreaking project, nearing completion on tribal lands in Arizona, will generate solar power while also helping preserve precious water resources, according to?Canary Media. The Casa Blanca Canal project aims to tackle two urgent issues at once: the need for more renewable energy and the importance of?water conservation, especially in hot, arid regions. By covering a portion of the extensive canal network with solar panels, the installation will produce clean electricity for local communities while reducing water evaporation. This concept has been deployed successfully in India, inspiring U.S. engineers to design a solution tailored for American infrastructure. As the project's engineer explained, per?Canary Media: "Canal solar allows for greater power production per land size, cleaner water, less power transmission losses, and significant reduction in evaporation." The 1.3-megawatt pilot project was funded by the Inflation Reduction Act and has also received support from the Department of Energy and California Energy Commission. While canal-based solar installations cost more up-front than land-based arrays, the benefits are huge. The great state of Wisconsin is about to get enough clean energy to power 200,000 homes, as the Public Service Commission of Wisconsin has approved a new solar farm that will be the most powerful in the state, Electrek reported. Vista Sands Solar Farm, which will be located on 8,500 acres of private farmland in Portage County that is being leased from its owners, is being developed by Doral Renewables LLC, a Philadelphia-based company.
