???????????? ?? ???????? ???? ??????????: Did you know the risk of loss on major damage to a property shifts to the buyer once she signs the agreement to purchase the property and pays the deposit, even though she doesn’t yet own that property? So it’s really important, before handing over a deposit, to make sure the property is insured. While the vendor shouldn’t allow the property to run down beyond normal wear and tear while it’s under contract and must take reasonable care of it, he doesn’t have to insure it. Once under contract, the buyer is an “equitable owner” because she has power to make the vendor honour the contract and sell to her, and the vendor is like a trustee while the property is under contract.
