PSA: Property value protest tip for new homeowners If you bought in 2023 or early 2024, and your latest Notice of Appraised value is higher then your purchase price, then protesting is very simple. 1. File a protest online on county appraisal district website. 2. Mention your purchase price as "Opinion of Value". 3. Submit your closing statement showing the date of sale and price. This will be your evidence. Appraisal districts will generally match the price or may time-adjust it till Jan 1st, if the purchase was in early 2023. If the noticed value is lower than what you paid, then enjoy the lower appraised value till next year! If you moved in there and haven't yet applied for your homestead exemption, do so ASAP! #texas #houston #dallas #sanantonio #austin

Property Values in Texas are all over the place this year! Though on average Travis County says values are down looking at my Preliminary Notice of Appraisal it sure doesn't reflect it. Needless to say I am protesting! Regardless if it went up or down everyone needs to protest. It is the only way to know if you have a FAIR Market Value. Otherwise, you are saying to the county your appraised value is fine. The only way to know if your property is at the lowest fair value or if the increased value is fair is to PROTEST! New Assessed Property Values have been mailed out so take a moment to review yours. . IF you have a Homestead Exemption on it, double check to make sure it wasn't increased by more than 10% from last year's value. If it was, you can Contest the new value and have it be reduced to that 10% value. OR if you purchased the home between Feb 1, 2023 - Jan 1, 2024 and paid less than the current Market Value, you can submit your Closing Statement to have the price adjusted. . Just a reminder, there are 3 different ways you can also Protest your New Value ... . Market Value ... If you are protesting via Market Value, you'll need to get information on homes that are comparable to yours (sqft, location, age) that were Sold between Feb 1, 2023 - Jan 1, 2024. You'll need to point out why your property should be valued less than those comparable homes. OR if you have an Appraisal, you can submit that. . Condition ... If you are protesting via Condition, you'll need to submit pictures & repair estimates with your Protest Form. BUT these items must be evident between Feb 1, 2023 - Jan 1, 2024. (1 & 2 pretty much hand in hand) . Location ... If you protest via Location, you'll need to submit pictures and I'd also suggest a google map showing distance of your property in relation to new addition that you believe decreases it's value. . ??If you’d like me to check into it for you, DM me your address or Comment below.
