Final Fire Alarm Testing: Done and dusted! Safety is our top priority, and we're proud to say the final fire alarm tests have been successfully completed! ???? ?? Interior Advancements: All interior doors are now installed, bringing us another step closer to completion. Flooring and rubber basing are nearing completion as well! ????? ?? Outdoor Finishing Touches: The fencing, exterior railings, and landscaping are now complete! ????? ?? Sprinkler System: The tie-in and riser are fully completed! Artificial intelligence does work but requires time and patience. Teaching this in class, I would use it as stop and play, or use the original 3D model to go slowly through the water sizing method. This could take from 2-4 hrs depending on time allowance. This approx 3.5 minute video is for supplemental reinforcement. The commercial kitchen is finished, each room of the small building will be illustrating the details of the water lines. I had an interesting, and VERY alarming question from a prospective client a few days ago. They had been talking with other builders. Their question was; "Do you guys seal your skirting boards to the floor" I said; "No, we don't, for a few reasons, 1. it's not necessary; 2. If you have a timber floor or any sort of floating floor when it moves that seal will be broken" They said; "Well how do you call yourself the air tightness expert if you aren't even doing the basics!" Once I recovered my composure... I explained to them how air tightness actually works, and where it is best done..in the structure, not the finishes. Sealing at the skirting is not only a very in-permanent air tightness finish, it's also a potential mould generating hazard. Why? Because no wall plate actually contacts the slab perfectly the whole way around, you need to (as per my drawing which accentuates the gap) seal off and fill the gap to prevent air from leaking under the walls. The result of doing it this way is a permanent air seal that also prevents the cold from getting to the wrong side of the wall frame. In the drawing on the left, cold are can get inside the thermal envelope of the house and contact potentially warm indoor surfaces directly...resulting in increased mould risk. Needless to say, by the time I'd finished explaining that, the prospective client realised they were on the right path by talking with us about building their home to a high standard, and fully aware they had been greenwashed by the builder they had been talking with!

Closing out a Discovery meeting and principles asked me what docs to send: floorplans, RCP, site plan? I said give me the entire Arch set including Electrical, Door Window schedules. I even want the Landscape, Elevations, Sections, and Finish Schedule. Give me everything you have and I'll figure out what I need. Just for outdoors alone, I need to understand not only the building but the Landscaping plan to understand vegetation. This greatly helps to place WiFi, speakers, and outdoors security/camera devices for optimal performance. Nothing like doing a great design then finding a large plant with big waxy leaves right in your near FOV washing out your IR cam at night.
