Kicking off The State of Downtown. Orlando is Highforge’s homebase and we wouldn’t have it any other way. One thing at the core of our city is a constant state of growth and change. This is one of the most entertaining cities in the world, the most visited, top-rated event destination in the country, the greenest, and a hub of a wide range of expanding industries. So excited for the future of DTO. Some big changes to come include: Modernizing downtown roads (say goodbye to many of the one-lane streets). Automated EV’s giving $1 door-to-door rides downtown. Lake Lucerne makeover. Under I4 Oasis. Church Street Makeover. A new pocket art park on Orange. A big new entrance to Eola. Some big new property developments are focused on lifestyle over office space.

These two transformative projects have reclaimed some of the largest parking craters in the urban core, and helped to fill the last remaining gaps along Euclid Avenue, Downtown Cleveland's premier retail corridor. Once home to the lavish Hippodrome—a grand theater with seating for up to 3,500 and considered among the world’s finest playhouses—Euclid Avenue lost ‘The Hipp’ to the wrecking ball in 1981, leaving the site as a parking lot for 40 years. Today, that site is transformed as Skyline 776, a 304-unit, 23-story mixed-use tower that adds to the existing 2,500+ residential units and a growing mix of shops, restaurants, and other amenities along the Euclid corridor. A few blocks west, construction is nearly complete on the new global headquarters of Sherwin-Williams. The 36-story tower replaces surface parking lots off of Public Square and will soon house 3,100+ employees in the heart of Downtown Cleveland. At a time of drastic change in the dynamics of urban centers, and when downtowns across the country faced an uncertain future amidst a global pandemic, developers, small businesses, and a global paint giant took a chance on Cleveland—and so far, it's paying off. #ThisIsCLE #CLE #cleveland #allin

IN THE NEWS: Downtown Gilbert is about to get even better! Flagship Restaurant Group has signed a lease for approximately 14K square feet of space at the eagerly awaited Heritage Park in Downtown Gilbert with plans to bring three of its concepts to the East Valley. You may already know some of their popular brands with Phoenix locations, like Cham Pang Lanes, Ghost Donkey, PYRO and Palma. This nine-acre, mixed-use masterplan community in the heart of Downtown Gilbert will feature office, retail, multifamily and hotel projects all designed around a remarkable public amenity space.

If they are providing simple amenities like this for tenants that are there eight hours a day, what are you providing for your multifamily tenants that are there even more hours per day? Surveys have shown tenants appreciate common areas. Doesn’t have to be indoors… in Arizona we have great outdoor weather nine months out of the year!
