On September 17, 2024 the SFRPC and Community Partners of South Florida celebrated a ribbon cutting for an affordable workforce housing unit built at 905 39th Street in West Palm Beach. The unit is 2,183 square feet and includes 3 bedrooms, 2 bathrooms, and impact windows. The SFRPC is supporting the development of much needed affordable housing with loans to non-profit organizations engaged in affordable housing development. The SFRPC has been able to address the affordable housing crisis in South Florida by providing construction funding needed to build single-family homes. The gap between the middle class and working poor is widening, the state of the global economy and the pressures of housing demands are huge contributors to the current housing crisis, coupled with the challenges that developers and the Government have, to implement and execute affordable housing initiatives. Such a big challenge that few people have the answers to, Heartwood Place is here to provide solutions to these serious issues.? We do not accomplish this alone, it is with the continued financial support of our municipal and regional governments and along side our community friends, such as United Way. We are also fortunate to be supported within the communities themselves with financial contributions from private donors. ?As a donor, you are not only sharing in the reward of making a home possible for those who can not afford the rising costs. You are also part of making the difference in an individual or family’s lives. Having a safe affordable home, provides people with a sense of security and confidence. A sense of belonging to a community, it is fulfilling, and empowering. This is the foundation for better health and positive lifestyle changes. It is with this strength that people thrive and contribute to the building of an enriched community. Exciting Housing News in Duncan/ North Cowichan: 56 Affordable Homes on the Horizon The Province of British Columbia has announced a new project through the Rental Protection Fund?to provide more affordable housing. Project Highlights: ?? Connective, a social-services non-profit organization, bought nine properties in Duncan and North Cowichan, including a 56-unit property at 3048 Lake Cowichan Rd. The building is mainly made up of affordable one- and two-bedroom units sought-after by smaller households, especially seniors, due to its proximity to the hospital. ?? This development is made possible through a collaborative effort involving the provincial government, local non-profits, and community organizations. ?? These new homes will provide Duncan and North Cowichan residents with safe, secure, affordable housing options. ?? The announcement is a step in the right direction for the community of Duncan and North Cowichan, where affordable housing has been a pressing issue. With rising housing costs and limited availability, many families and individuals have struggled to find suitable living arrangements. ?? With 6.5 acres of land, and a nine-acre, publicly owned parking lot nearby, some creative thinkers could surely devise a plan to redevelop the property in phases, ensuring minimal disruption for current tenants. Rather than “saving” 290 aging units, we could be delivering 1,060 new homes with modern amenities built to current environmental and building code standards. Instead, at a time when the NDP is tripping over itself to find ways to increase housing supply, it has used a large amount of taxpayer money to block redevelopment, while again repeating a tiresome and needlessly divisive attack on “profit-seeking speculators.” It will be interesting, now that the property is under non-profit ownership, to see if the province and federal government are committed to the goal of housing a rapidly expanding population or will this be another lost opportunity to do some real good for the community. Big News! The NY Housing Conference has named University Neighborhood Housing Program as its Nonprofit of the Year! We have worked with the Housing Conference for many years around issues affecting affordable housing, and we look forward to working together to address some of the pressing issues jeopardizing the existing stock of affordable multifamily units in NYC. For more than 40 years, UNHP has operated on both a micro and macro basis. We try to devise answers to the problems that we face in our buildings and neighborhoods. Based on those answers we seek to affect policy so everyone can benefit from them. Working with our many partners in the community, non-profit, for-profit, and governmental sectors, we have seen a lot of positive results from that work. In recent years, conditions have developed that are jeopardizing some of the existing work with the potential for deeper damage.?People's difficulty with paying the rent combined with soaring operating expenses and bureaucratic delays in government have threatened community-developed affordable housing and both non-profit and for-profit developers.?We have been working to figure out how to address these problems to preserve the thousands of apartments that are in good condition with good management and to develop opportunities for buildings that are in deteriorating condition to improve their situations.?We expect this to be a major part of our agenda for the next couple of years.
