?? Calling all Bock & Estate Managers ?? The beauty of us getting to work with so many different people, is that we are exposed to copious amounts of tips and perspectives! So with winter approaching thick and fast, it's time to start thinking about what your blocks and estates may need for the cold and dark period ahead. Here are just some of our favourite tips: ?? Lighting - Where you can, undertake a site inspection towards the end of the working day as it begins to get darker (It is dark by 4:30PM even now) and walk around your block or estate to identify any broken lighting. There may be areas lacking light that require some more to be installed. Getting a residents perspective may help you work out where best to place more lighting and improve engagement satisfaction. ? Snow / Ice Gritting - Regular gritting through the height of winter on the private estate walkways and roads are a service to be factored in. Where the site is small or a lower spend is needed, leaseholders may wish to have a salt bin installed that can be used for multiple winters to come, should they need it and it is more cost effective for them in the long run. ?? Roofs & Guttering - Gutter clearing as we finish the autumn leaf fall is incredibly important. So many property managers talk about doing this to stop unnecessary call outs for roof leaks that end up being backed up guttering due to debris. Also, If you haven't had a roof inspection done, it's not a bad idea to get one undertaken as you might catch a roofing issue before it even becomes one. ?? Pest control - Just like us, pests are looking for the warmest place to go during this period. We recommend that you bait around the main entrance doors and bin area as a minimum to reduce activity and resident sightings.
