“We need to continue to remind ourselves that 39 years ago, before Prop 300 was passed, I-10 was not connected in the City of Phoenix,” says Clark Princell, president and CEO of?Valley Partnership. “That’s how far we’ve come on infrastructure. Through Prop 300 and Prop 400, we’ve also built Loops 101, 202, 303 and [State Route] 51, not to mention light rail. This didn’t happen by accident — there was thoughtful effort by folks throughout the business and public sectors all leveraging resources to build the transportation system we have today and all the benefits we derive from it.” Indeed, a Maricopa Association of Governments (MAG)?report?shows that the investments made through Propositions 300 and 400 have had a material impact on the region, with a 25% reduction in average travel time by freeway and 105 hours saved from traffic each year per driver. These transportation corridors have also had a positive effect on property values, with a 212% increase on parcels within a quarter mile of a freeway and a 316% increase for locations the same distance from a light rail line.??

"You investing in the C&O Canal?" "No way, last canal I had hurt like heck." "Jerry, that's a root canal. This canal facilitates transportation." "All I'm saying is if my dentist is involved, you can count me out." In the 1820s, Alexandrians pledged $250,000 for a new transportation project, the Chesapeake & Ohio Canal. The canal was a bold endeavor that would help connect Alexandria, Georgetown, and Washington City to the growing Ohio River Valley and make the DC area more competitive relative to the rapidly growing city of Baltimore. Canals facilitated travel, making it so that farmers and merchants could avoid navigating their goods around rapids, waterfalls, and other obstructions. After construction of the C&O Canal began, the city also provided funds for the construction of the Alexandria Canal, which connected the city to the terminus of the C&O in Georgetown. Unfortunately for the city, their investment in the canals was, as historian Ted Pulliam put it, "the first of Alexandria's monetary pledges to the wrong business." On July 4, 1828 the C&O Canal broke ground, but so too did the new Baltimore and Ohio (B&O) Railroad in Baltimore. Trains were the technology of the future. They could travel to places that canals couldn't, at speeds that no boat could ever reach. Construction also took less time. While the B&O continued to expand westward, the C&O never got past Cumberland, Maryland. Although technologically obsolete, both the Alexandria Canal and the C&O Canal stayed in operation for decades. The Alexandria Canal remained open until 1886, and the last recorded commercial trip on the C&O Canal occurred in 1924. The C&O Canal would get new life under the National Park Service, which maintains the towpath and interprets the canal's history. Today visitors can travel along the old towpath from Georgetown to Cumberland, Maryland (pictured), and take in the history and beautiful views. It's possible to bike or hike all the way from Old Town to Cumberland via the Mount Vernon Trail and the C&O Canal Trail. In Alexandria, Tide Lock Park at 1 Canal Center Plaza interprets the history of the Alexandria Canal and its connection to the C&O Canal.

Two VicTrack land parcels offered for an EOI, following four released a few months ago, supplement several significant announcements by the Victorian state government last week. Affordable land is half the solution to affordable housing. The government’s plan to pilot densification on surplus VicTrack land, one of its largest landholders, aligns closely with ONEPLACE’s advocacy, as highlighted in our articles and blog posts. Located near transport hubs, these parcels effectively tackle supply-side challenges and promote quality developments without imposing an extensive funding burden. Because of the land ownership, there is inherent public control over outcomes. However, since most of this land typology is zoned for transport use, rezoning remains a significant barrier to unlocking its full development potential. One of the most anticipated outcomes of these pilots is a streamlined planning process, along with increased transparency around partnerships and innovation in the selection of preferred development partners. Neither the Oakleigh nor Footscray plots announced at this round come with a pre-determined development proposal. The proposals are required as part of the EOI submissions. Supported by the expanded Activity Centre Program, we expect an accelerated planning process and opportunities for more competitive and diverse responses. Last, we are particularly interested in whether these pilot sites will create opportunities for smaller or emerging design and development practices—much like Nightingale Housing in its beta stage—by reducing their land acquisition and financial burdens. Given the vast supplier gap, we need more ‘Nightingales.’ If the selection criteria place too much weight on a ‘track record,’ we may see fewer emerging practices and more capital-rich players dominating. ‘Biggest’ doesn’t always mean ‘best,’ and ‘experience’ can reinforce a profit-maximising formula. The lack of medium-density developments demonstrates this. Creating a more supportive environment for small, socially conscious, innovative firms could foster a healthier, more diverse supply ecosystem where medium-density thrives. #SurplusLand, #HousingStatement,#Victrack,#TOD,#Nightingale, #MonashCityCouncil, #MaribyrnongCityCouncil

A shout out to all friends and Members who live, work and holiday in the Shoalhaven *** A great chance for 5-minure advocacy *** The draft Shoalhaven AT strategy is on exhibition until Sunday 29th September. https://lnkd.in/gkkcg4XV The strategy updates and builds on 2 decades of previous work to deliver new paths, pedestrian crossings and cycleway infrastructure across the region. It combines an updated Pedestrian Access Mobility Plan (PAMP) and Bike Plan with new strategic context that refers to important changes in thinking around movement and place, speed limits and walkable neighbourhoods. It is a long and detailed document and quite different to those produced by other councils. 900 (!) proposed pedestrian and cycleway projects are ranked based on new selection criteria. These are listed in the appendices. Head to the survey for quick links to all the tables. https://lnkd.in/gFxr49YY There is a high-level summary of the priority projects in Section 12 starting on Page 199. This is recommended reading! Council clearly sets out that a common-sense approach is needed to delivering paths within budget – and not everything can meet current best-practice: “The challenge council faces, due to its size and the existing backlog of flood and fire damage is significant. However, bringing the plan in line with the State Government’s vision for walking, bike riding and personal mobility will help us to apply for vital grants to help fund our projects,” says City Futures Director, Coralie McCarthy. Last week, we attended a focus group meeting on transportation for Manheim Township’s upcoming comprehensive plan. During the meeting, Manheim Township gained input and insight from our connects2040 transportation plan, our Active Transportation Plan, and our staff. We talked about the concerns and opportunities we saw for creating more connections for the municipality. Take a look at the chart below from our meeting discussion – it tells one story of connections between places in the Metro Planning Area surrounding Lancaster City. We can use this information to ask: how can we better connect Manheim Township with the city? Or East Hempfield? Strategies such as creating complete streets improvements or making the Lancaster Train Station into a multi-modal transportation hub fit the bill, but they also take careful planning and collaboration. Good work Manheim Township in getting many partners such as PennDOT and the South Central Transit Authority together with these focus groups! If you live or work in Manheim Township, take their comprehensive plan survey here: https://bit.ly/48H13eW

“The second best time to plant a tree is today.” Housing unaffordability is the product of being unprepared for Canada's rapid population growth. It's growth that's projected to continue. Improving affordability is a question of readiness by acting on what we know is coming. Regional rail is a tool to accelerate the creation of new housing development, foster sustainable growth patterns, and prepare for Canada’s population that's expected to increase 25-40% by 2046.

With all the talk about #publictransit lately, it's only fitting that my latest article in REM | Real Estate Magazine explores the classic real estate equation: Close proximity to transportation = desirable housing Thank you to Peter Jordon, CPA, CA, Lee Haber of Mountain Valley Express (MVX) and Denis Agar of Movement: Metro Vancouver Transit Riders for their contributions to this story. Do you take public transit? How would potential service cuts from TransLink or other public transportation services throughout #Canada impact your day-to-day life? Would love to hear your stories. ?????????????? #realestatewriting #publictransit #torontorealestate #vancouverrealestate #canadianrealestate #regionalrail #transitriders https://lnkd.in/gpyp4kpu

Is #Boston ready for another “Big Dig”? The proverbial can has been kicked down the street for decades in regards to a North-South rail link. It would definitely create lots of good #construction #jobs and the economic impact for the region would be huge. It also has the potential to open up new areas of the city for other types of development. Connecting the two lines makes sense but the cost are astronomically high. What’s your thoughts? #railways #IUOE #infrastructure #CRE #tunnelling ????????
Will Boston ever build the North-South Rail Link?

What do we hear most from DOT customers who use our Road Closure Scenario Tool? It's the speed that makes a difference. Rather than waiting days or weeks to run just one scenario, customers can run 4 or 5 scenarios at once and get results back the same week. With such a rapid turnaround, it makes it easy to do things like study multiple detour routes for smaller construction closures, or try a wider range of proposals before submitting a scenario in your "model of record." Check out our blog on the scenario we ran in just 24 hours to study the proposed closure of Wilshire Boulevard in LA: https://lnkd.in/eEM-vusX
