The Bascom Group and an Oaktree Capital Management, L.P.-managed account closed on a $126 mil Sacramento area res buy. The venture purchased The Strand, a 408-unit community in West Sacramento that was built in 2021 by MBK Rental Living. Louis Friedel, Clay Akiwenzie, and Hank Workman of Berkadia arranged the debt financing for the acquisition. Luke Goodwin and Alex Porter of Walton Street Capital provided the acquisition loan. The seller was represented by Berkadia’s investment sales team led by Jason Parr and Scott MacDonald. Sares Regis Group will provide property management services. https://lnkd.in/gtrZ6WNa

Very exciting announcement ?? I’ve landed my first large acquisition! ?? Sumit Kovoor ?? and I met right before the start of the new year. We met through an awesome in person mastermind as well. Thank you UNBLINDED! We had consistent conversations and realized that we both had complimentary skillsets in the world of real estate. With that said, we recently closed on this property below! A 69 unit portfolio in Boardman, Ohio for $3M. ?? Most of the major components of the property were already completed/renovated by the seller (roof and parking lot for example). Additionally, there was already a relationship with the seller. It made negotiation a bit easier! We were also able to get the price down from $3.2 during due diligence. This was a 506(B) syndication, which means we were not able to market it publicly and had to raise money through pre existing relationships.?? There will be future deals that are 506(C) where we can market it publicly. Thank you to all the investors who placed trust in us. More deals to come!
