How rental yield works. Rental yield is simply a percentage of the purchase price that you get back in rent. So if you buy a property for 1 million and it returns 50,000 dollars per year in rent that would be a five percent yield. Naturally the higher the yield the more money that you get in your pocket from the propery. One thing to always consider however: High yielding properties typically are not as great capital growth growers. The reason for this is that capital growth hasn’t been able to keep up with rental growth, thus there is a disparity. Likewise a very low yielding property typically means capital growth has exceeded rental growth over the years.
