What aspects of our current housing market are most troubling to you? As an architect, one of the biggest issues I see in the Salt Lake City #affordablehousing boom is the use of poorly built structures with bad material choices. The housing we're building now, with a few exceptions, will only last 20-30 years and then will need to be torn down & redeveloped or, at the very least, massive repairs. From an #SLCPlanningCommission perspective, I saw issues consistently with how buildings engage at street level. So many renderings that other architectural firms presented to the commission, and therefore, the public, are from what I call a "superhero view," meaning the design may look good from the air, but what will the building actually FEEL like to the pedestrian? (A street-view perspective from one of our recent designs is attached here for, you know, perspective). What areas for improvement are there within our architecture & development community in #SLChousingmarket ?

Why would anyone apply to change a commercial roller shutter door into 2 residential type doors and 2 windows? Another one in the bag today for Elsie Li - UK Property Developer and Markus Hartung - full planning for elevational changes to existing commercial unit on The Wirral. Why? Planning Strategy. Make the elevational changes first to facilitate a Class MA Prior Approval application (to follow) for conversion of uppers and rear to 4 no apartments (leaving a good sized flexible commercial space to front). We could have tried full planning for the scheme. They could have refused for several reasons. We go for prior approval and we remove the reasons for refusal. Getting the planning strategy right makes all the difference. #geaprop #architect #architecture

It's great to see this article about the approval of our plans for Derby's Friar Gate Goods Yard in Architects’ Journal. Adam McPartland, Director of Glancy Nicholls Architects, said: “We are overjoyed that the required funds can now be invested into saving these distressed 150-year-old listed buildings. Glancy Nicholls Architects has proudly brought its expertise in restoration and retrofit design to visualise the sustainable future of two of Derby city centre’s most notable historic structures. ? “From the outset, the overarching brief from Wavensmere Homes was for a huge emphasis to be placed on exemplary placemaking. By having a mix of commercial uses within the two buildings – and opening the inaccessible site up to create a series of new linear parks – hundreds of people will be able to appreciate these heritage assets on a daily basis. ? “The designs for the 227 two- and three-bedroom townhouses that will surround the two listed buildings are bespoke. Curved and terraced street scenes will celebrate the beauty and vista of the Bonded Warehouse, while incorporating a range of energy saving technologies and strategies. "A four-storey apartment building containing 49 apartments will also reinstate the lost streetscape of the Stafford Street frontage. Creating meaningful housing spaces requires more than simply building structures - it demands thoughtful design that responds to environmental and social needs. For our Mapsko Group Mountville project, the design began with identifying challenges unique to the site, such as the arid climate and community needs. The introverted courtyard planning of the residential towers, combined with thick plantation, creates a cooling microclimate within the development. This conscious integration of natural elements offers a refreshing contrast to the harsh regional conditions. Site circulation was another critical focus, and by minimising intersections between pedestrian and vehicular movement, the design ensures residents' safety and ease of access. The built mass and landscape balance materiality and geometry, with modular planning making the project adaptable and cost-efficient. In projects like this, the design schematic fostered a connected community and a response to environmental challenges.
