Will South Florida’s sleepy ‘City of Pleasant Living’ become our latest boomtown? … reports Andres Viglucci for the Miami Herald This month, the town of around 11,000 people and its revamped leadership embraced a pair of major, large-scale redevelopment proposals intended to put South #Miami back on the map, including a plan by new owners of Sunset Place that calls for demolishing the obsolete mall and replacing it with, yes, a high-density mix of high-rise #apartments, public spaces and new #shopping and #dining spots. The second plan: A $309 million proposal to redevelop the 4.5-acre city property that’s home to South Miami’s decrepit, moldy city hall and police station, which sit on Sunset across U.S. 1 from the traditional downtown. City officials had been discussing the need for new public facilities since at least 2015 with no concrete action. Developers 13th Floor Investments , chosen by the city of #SouthMiami to redevelop its municipal complex on Sunset Drive, has proposed a new city hall and police building and apartment towers and #retail shops surrounding a public space with a historic coral-rock building as its centerpiece. Grove-based 13th Floor has a significant track record on projects with local government. With partners and on its own, it has developed high-rise apartment buildings at Metrorail stations at Douglas Road and Dadeland North. The Link at Douglas Road includes two completed towers and a Milam’s supermarket, with two more towers on track to break ground early next year, said managing principal Arnaud Karsenti. The project also entailed extensive improvements to the train and bus stations. Karsenti and his partners grew up and live in and around South Miami and have been seeking the chance to tackle the city hall projects since the city began considering redevelopment. He said they have found a receptivity that was previously missing. “This is our backyard,” Karsenti says. “I do feel like South Miami is about to hit a major stride. South Miami is due in my opinion. The leadership has been much more progressive. Day One at their new location on Madison Street in the Lansdale Station Apartment complex. Challenges to Mixed-Use Developments: Lansdale Station is a 180 unit, upscale apartment complex in Lansdale’s downtown. Part of the project’s redevelopment included 7,500 sq/ft of mixed-use retail space. Property owners had the initial lease rates at 64% above the average lease rate in Lansdale’s downtown. There has been considerable interest in this prime location and we have toured scores of prospects through the site. However, as a result of the higher lease rates securing a tenant proved insurmountable. As a result the first floor commercial space sat vacant for more than five years, until now. My wife and I had the pleasure of heading out to Denver this past weekend for a wedding. Denver is an awesome city and this Florida boy was super excited to see some Snow! (They got almost 6" though so that's enough snow for me...) It's always cool to see how different cities are built, especially a progressive city like Denver. I realized a few important things when it comes to Real Estate Development and how little things can make a huge impact on a neighborhood and the value people place on certain areas. 1. Parking is an AMENITY, not a necessity. A couple years ago Denver changed their parking requirements in certain downtown/pedestrian-friendly areas. In some cases, residential buildings can require as little as One (1) parking spot per TEN (10) UNITS. If you build high-quality product in a desirable area, the people will come. If someone wants to be there, they will figure out the logistics part. There were a TON of unique, small, boutique MF/Mixed-use buildings everywhere. I believe when you are given the ability to maximize density on a site, these important projects become substantially more cost-effective and it leads to unique projects and a diverse neighborhood. 2. High-Street Retail is KEY. BUT, it's not about the shopping.... it's about making everything around it more desirable and valuable. Cherry Creek is one of the coolest areas I've been in a while, and of course my interior designer wife and I were freaking out about all the ultra-high-end furniture and design stores. The area also had some of the most expensive residential real estate in the city, as well as a significant amount of Class-A office that seemed to be completely occupied. Areas like this attract higher-paying jobs like finance, and the office rents and home prices reflect how desirable the area is. 3. Construction doesn't seem to be delayed by the difficult CRE market in Denver. Everywhere you looked, there were dozens of cranes and just as many small buildings going up. Would love to hear from some local construction and development people out there about the market and why it has continued to stay so strong. #America's malls continue to transition from sprawling retail superstructures into mixed-use, lifestyle-centric neighborhoods. Most recently with the redevelopment of the Monmouth Mall, led by Kushner Companies. When the redevelopment concludes, the new space will feature a reduction of the overall #retail space, making way for 1,000 new #apartments, an open-air central promenade, amongst other amenities and new uses, like restaurants and medical offices. In separate reporting by The Real Deal, of the 153 mall redevelopments happening across the country, more than half include a #housing component. I'm not sure about you, but this trend seems to be a great way to breath new life into some of the country's legacy #RealEstate, while addressing current issues, like the #HousingShortage. Not too bad for a mall that was so dead, it was featured in the Walking Dead, where it was sprawling with zombies.
