Day 1 of the Ohio Housing Conference, and my head is full of so much new information. The final session of the day was an economic forecast based on election outcomes by Mr. #Novogradac himself. I have literally used the Income Calculator tool with his name on it for my pro formas. His bottom line predictions for #LIHTC are a) if Democrats sweep the election, we will likely see a robust expansion b) if Republicans sweep the election, there's potential for expansion but only in rural areas c) if the election produces a divided government, he predicts a modest expansion especially for the 12.5% restoration and the lowered 50% test #Housing #RealEstateDevelopment #Economics #OhioHousingFinanceAgency #RealEstateTransactions

5 years ago I felt it really mattered which party was in charge and won the general election Today, I couldn’t give two shits ?? Everything that has happened in the last 5 years (and beyond) has created oppositions who are largely the same. Tories have never been more left, labour has never been more right. Might as well be the same arse. ????♂? On a housing level, they’ve collectively over decades f**ked it up that badly with their vote winning policies , they’ve created a housing crisis like we’ve never seen. Phenomenal for capitalists, terrible for society. As a result, I don’t think either party has any choice but to solve it. I think even the dumbest of society realise it’s gone too far. I think this will mean actual economically sensible solutions rather than vote winning f**kery on housing from both sides. Well this is what I’m hoping. I’m hoping it can’t get much worse for society on a housing level - but that’s not a challenge Angela Rayner ???? Anyway, I’ll comment on what policies mean for housing. I’m not commenting on who will be better. Because they’ll both be equally good (or shite) depending on how you feel. That’s all. Rant over. Look after your own economy and take ownership for your own progress. None of these bastards are gonna give it to you Just getting started ??

Big business and money interests seem to always manage to motivate conservatives into “uniting the right” and not split their vote thus weaken their candidates’ chances of winning office.? ? Perhaps progressive political parties and their electorates need to consistently behave likewise. ? B.C. experienced progressive-vote splitting between the center-left B.C. NDP and Green parties in the 2017 general provincial election, which almost saw the repeat re-election of an increasingly ethically-challenged conservative BC Liberal party government of 16 long years.? ? Either way, each party leader needs to immediately inform British Columbians whether he/she, if elected, will place much more effective disincentives on investor-speculation in B.C.’s housing market which makes unaffordable housing even more expensive?? ? Also, will he/she maintain the current provincial rent-hike limit, which many renters need more than ever?? ? There’s an unprecedentedly high percentage of residents who must rent and who’ll likely never make enough money to own their home here. Yet, I’ve not heard or read any mainstream news media asking the parties’ leaders these perhaps most pertinent questions.??

This year's presidential election means economics is the hot topic, and today I'm focused on economic mobility. What we know is that economic mobility, and especially upward mobility for low- and working-class Americans is more difficult than ever. Our federal and state government should be investing in public assistance programs, family tax credits, programs that support housing stability and first-time homeownership, access to debt-free higher education, and working to economically desegregate our communities. https://lnkd.in/emnRwMXF.
