Congratulations to the residents of Frederick Samuel Apartments, Boston Secor, Boston Road Plaza and Middletown Plaza for moving forward with New York City Housing Authority (NYCHA)'s PACT Program. Thank you to the New York Post for calling for faster progress with PACT. Building on some of the facts shared in the editorial, there are currently almost 38,000 apartments, across 139 developments in all five boroughs, in the PACT program. Our private sector partners - joint ventures between developers, property managers, and general contractors - will deliver comprehensive renovations, environmental hazard abatement, and critical modernizations to our properties and address almost $13 billion in capital needs. However, there is one important clarification needed: PACT is a true public-private partnership. After a PACT conversion, the land and buildings continue to be owned by NYCHA and NYCHA continues to provide strong oversight of PACT sites. Finally, and most important, residents at PACT converted developments continue to receive the same robust tenant rights and protections they had under conventional public housing. The PACT model allows NYCHA to make significant progress toward reinvesting in, restoring and rebuilding NYCHA's housing stock, while maintaining public control and oversight.

LEDG Capital recently completed a $12 million project to modernize 244 apartments at two multifamily communities in Lubbock, Texas, delivering new heating and air conditioning systems, kitchens, bathrooms, flooring and other improvements to residents. The 11-month renovation focused on extensive upgrades at two adjacent communities – a 144-unit Low Income Housing Tax Credit and Section 8 complex for families built in 1978 and an adjacent 100-unit Section 8 and market-rate development originally constructed in 1973. “This project delivered much-needed interior and exterior upgrades to the entire community, converted 60 market-rate units to affordable apartments and protected affordability for decades to come,” said Jacob Levy, founding partner of LEDG Capital. “We are grateful to our local, state and federal partners for working with us on this effort and to the residents for their patience while work was underway.” As a result of the project, all 244 units on the combined property, now known as Southstead Apartments, are affordable to households earning 30 and 60 percent of the Area Median Income (AMI).

There has been much discussion recently about Cairns needing to develop upwards with units and apartments rather than expanding outwards with more detached housing. However, the primary obstacles are the high construction costs and the fact that apartments often do not meet basic family needs. Bristol. Going to committee next week. 435 homes right opposite Temple Meads. Major first step in delivering the 10,000 homes Temple Quarter regen has promised. Officers support - in fact no consultee objections. Everyone in the industry knows how tight viability is. This would deliver 43 new affordable homes at Local Housing Allowance rents...which isn't easy in this climate. I hope committee members don't lose sight of how important it is to build all types of homes, market and affordable. Bristol has so much more potential, driven - in part - by Temple Quarter...getting onsite to build this scheme would be a major step towards fulfilling that potential. https://lnkd.in/ek-8uwFk

A thoughtful article by SBS’ Charis Chang on the great housing undersupply. As I observed in the article, the past focus on the ‘missing middle’ has made no real difference in the high demand middle and inner ring areas of Sydney. Often the value of land at its current use, the costs of lot amalgamation and the difficulties in securing approval have made low rise housing development in such areas unviable. The more recent focus on easing restrictions for six storey development is a step in the right direction. However, there are still real concerns about whether this level of development intensity is sufficient to make projects viable. https://lnkd.in/gp6i3SqZ
