What inspired me to work in the affordable housing industry? Can't wait to hear from our panelists Nov 18th in the Windy City! Two pivotal experiences shaped my path: Volunteering for @Junior Achievement each year in Charlotte, NC. I learned firsthand about food insecurity, financial struggle, and unsafe neighborhoods. I’ll never forget asking the children what they were dressing up as for Halloween—one little boy burst into tears because his mom couldn’t afford a costume, and none of the students trick-or-treated in their own neighborhood.? (Happy to report my team at PwC bought the entire class costumes.) Poverty Simulation hosted for employees by PwC opened my eyes to the uphill battle faced by those financially behind. Simple things like having direct deposit versus riding a bus to a check-cashing agency, or the dilemma of sick children keeping a parent from work translating to no pay for that day (no paid PTO), reminded me how fragile financial stability can be. These experiences gave me a deep sense of purpose—to help ensure that everyone has access to safe, affordable housing and the opportunity to live in thriving communities. It’s about creating security, opportunity, and dignity for all. #AffordableHousing

TIRED OF READING POSTS ABOUT ALL THE AFFORDABLE AND WORKFORCE HOUSING BEING BUILT ALL ACROSS AMERICA? ANYTHING SHORT of PERMANENT AFFORDABLE HOUSING SOLUTIONS IS UNACCEPTABLE. TAXPAYERS CAN NO LONGER AFFORD short-sighted, conflict-ridden stakeholders, federal, state, and local government programs that cater to special interests and only "KICKS THE CAN DOWN THE ROAD" that ultimately burdens future generations. Veteran Housing Corp applauds all efforts to build affordable housing but would challenge the US Congress and every local, state, and federal housing agency or affordable housing developer to do better in 2024 and beyond. Veteran Housing Corp demands permanent affordability for all projects receiving government funding, subsidies, tax credits, or other incentives! Veteran Housing Corp demands transparency and every local, state, and federal government agency and other stakeholders MUST provide answers to questions about the housing projects that are built with government funding, subsidies, tax credits, or incentives, including the following: 1. How much funding, federal tax credits, or government benefits or incentives from all government sources did the projects receive? 2. What is the affordability period for each project? 3. What guarantees exist that tenants will not be displaced after the "affordability period expires? Three days in Denver were an absolute blast! ?? When we closed on our Fort Payne, AL 72-unit asset a few weeks back (part of a larger portfolio buy), the average rents were $806 with the maximum rent being $845. Going in, we were confident that it would be rather simple pushing rents 50%... hence our 40%> IRR projection. Flash forward to today and we are leasing them, with ease, at $1,249. Thats a 50% jump from what they were filling at a few weeks back and is proof of the significant value potential of this asset. These were even pre-leased before we were done with renovations and before we had any photos! Yes, renovations help, and our teams deliver excellent results in that department - but equally important is the fact that Fort Payne was a "hidden-gem" market that many overlooked. It has very low apartment supply and is growing at a steady pace. Combine that with strong employment metrics (great mix of different industries, including numerous fortune 500 companies) and favorable income demographics, you have an area that is perfect for real estate investment - at least in our mind! A big reason we tend to shy away from the larger cities is we've never come across apartment complexes in which you can jump rents 50% in rapid fashion. It's just not possible - as usually that apartment has changed owners multiple times in the last 5 years and you are competing with so many external variables (over supply, strong competition, more susceptible to interest rate changes, etc). Glad to see this project off to a HUGE start! If you are ever in northern AL, i'd strongly suggest taking a trip through Fort Payne... it's such a cool town!
