The variables in the QLD property context are considered reasonably unsustainable. The immigration numbers are holding up the current context however what goes up… Let’s watch and see, it’s worth remembering the development industry is pretty syncronised. Contractors can only demand contract values if the work is available (look at where VIC’s heading), developers can only develop if the cost base is feasible, buyers can only buy if property supply is creating value and funders will value and fund, it all has to work or none of it does.

A Miami-area builder has constructed what he terms to be a Hurricane-proof luxury home in the Coconut Grove area: it is embedded in a rock bed, elevated 19 feet above sea level with all 12" thick solid poured concrete walls and hurricane-proof windows anchored into the concrete with extra long screws. The entire membrane has additional waterproofing. The flat roof is sloped and water runoff?travels to a subterranean french drainage system that makes water flow away from the home rapidly. The house is designed to connect to a diesel-powered generator as he believes those that are installed in garages can fail if not properly maintained.?All the additional storm-proofing added about 15% to the cost of the house.?I'm thinking this could be a trend in new construction, hopefully bringing the costs down so it is more affordable.
