Excited to see the progress of our master planned community NorthShore, located along the St. Mary’s River in Camden County, Coastal Georgia. This 629-home community at build out includes a market-leading, resort-style amenity package including a 3,400 sqft clubhouse, boat launch, floating dock, observation deck, playground, and passive recreational/sports fields. ? NorthShore is a classic Drapac investment play: we identified a prime asset in an undervalued growth market, acquired it for a fraction of the infrastructure value, and added significant value during the hold period by undertaking thoughtful and strategic initiatives to restore and improve the community. ? A critical piece of our investment strategy has been to bring in multiple homebuilding partners including 1) Century Communities (NYSE: CCS), 2) Maronda Homes, and 3) Smith Family Homes. This approach has resulted in tremendous success for both the builders and overall community; builders are seeing strong absorption and price growth, and the community is appealing to a wider audience with a range of products and price points. ? Can #AffordableHousing truly knit a community back together? How often do we witness transformative developments that genuinely improve lives? Recently, the James Lewis Jr. Apartments were featured in The Post and Courier (written by Ali Rockett), highlighting the significant impact the community has on the lives of residents and the community on Charleston's East Side. Esther Davis, a resident of the complex, shared her journey from a challenging past to finding peace (and a fresh start) in her new home in Charleston. Her story bears witness to the development’s #CommunityImpact, which provides a sense of ownership and pride. The building, which houses 64 affordable units for those earning 60 percent or below of the Area Median Income, filled up within 30 days of opening — a clear indicator of the critical need for such housing. The city's contribution of $7 million through Affordable Housing and the strategic lease of land at $1 per year underscore a commitment to affordable housing that ensures long-term community benefits. The property's design to revert ownership back to the city after 60 years guarantees that it will remain an affordable haven perpetually. This development, which took nearly 14 years from planning to completion, is not just about building homes but about restoring a fragmented community. The vision of leaders like Councilman James Lewis, Jr., who championed affordable housing to "knit back together" the East Side, is now a living reality. After two decades of prioritizing projects that promote affordable housing in Los Angeles, Michael Anderson is working on his most ambitious proposal yet.? ? ?The Accelerated Housing and Transit Development is a big-scale neighborhood transformation plan that aims at two of LA’s most vexing problems in 2024: homelessness and gentrification.? ? The AHTD uses Los Angeles County Metropolitan Transportation Authority (Metro) transit-stop improvements as a springboard for expanding 40,000 single-family homes in Black and brown neighborhoods into courtyard-living rental properties. ? ? Anderson says that the plan accomplishes several things at once: improves aesthetics, modernizes infrastructure, creates jobs and, most importantly, dramatically increases housing stock while preserving and growing Black communities by making multigenerational living not just viable, but preferable. ? ? To mark National Fair Housing Month I'm sharing this video clip (https://lnkd.in/eqtt35MK) that Kadineyse Paz shared with us during a lunch-n-learn presentation to our team. Kadineyse is a Community Planner for Housing & Equity with JM Goldson and recently completed a project with one of her professors at Tufts. The broad purpose of this project was to expand awareness and strengthen the implementation of fair housing in Massachusetts. Outside of just doing research, they sought to identify key and new voices in Greater Boston cities who could help to identify roadblocks to effective fair housing strategies in their areas. The report had four goals: 1) To help raise public awareness about fair housing, and implications for enforcement, especially as it involves people that identify as Black, Indigenous, and other People of Color (BIPOC) 2) Broaden discussion about fair housing where fair housing advocates communicate with other civic voices 3) Assist with ensuring that narratives calling for increasing affordable housing are conjoined with a narrative of affirmatively furthering fair housing 4) Encourage greater local government attention to the history of fair housing and how institutional racism has shaped suburban white communities today Read the report here: https://lnkd.in/e8wQvDsv #communityplanning #urbanplanning #equity #fairhousing #affordablehousing #housinghistory

Successful downtowns have lots of people living in them. They are neighbourhoods unto themselves. Those who travel downtown for work or are visitors are just gravy. It's good to see Windsor investing in its downtown. There was a time when it was an attractive arts and cultural hub, until there were a few decades of bad planning and community investment decisions. It can be attractive again, however, its revitalization will not just come from increased policing, but from investing in and approving more housing so that more people can live and enjoy it. https://buff.ly/4b5uIjq
