The journey of this Five Guys flagship on the Strip spans 5+ years. We had a few starts and stops, getting to near lease execution on two sites, only to have Landlords pivot in late stage lease negotiations. Then Covid rears its ugly head...... The team at Five Guys stayed the course, and when Chris Brandon from Brookfield call about the former Sephora space at Grand Canal Shoppes coming to market, we immediately engaged. The deal took 14 months from LOI to lease execution, another story unto itself. Through hard work on all sides, we eventually got this lease signed. It was well worth the wait, 69' of Las Vegas Strip frontage, 10,000 SF single level space, on one of the most densely trafficked parts of the street, a rare conbination the Strip. The irony of the timing aspect of this transaction is we are at lease execution on a second flagship on the Strip, only 9 months after the first. Hard to get close on the exact valuation on Macy's properties as they are owned, leased, and under ground lease. The redevelopment of these properties in most cases will require lengthy entitlement process for reuse or redevelopment. For the leased properties not many tenants of that size to takeover so will require splitting up space and TI dollars. Many of these properties are well located in major cities or retail corridors. #redevelopment #landforsale #reuse

JLL has exclusively transacted 170 Queen Street in an off-market deal reaffirming investors’ interest in trophy flagship retail holdings. This prime section of the Queen Street Mall is one of the tightest-held retail locations in Australia and is quickly evolving into a luxury precinct, exemplified by the recent opening of the adjoining Louis Vuitton flagship store. CBD retail transaction volumes are subdued across all major global markets CBD markets, in Australia volumes are down 78% in 2023 compared to the 10-year average. However, this transaction along with a number of others in the pipeline demonstrates the re-emergence of capital demand for CBD assets as these cities re-awaken post the pandemic lock-down. Retail - the best performing real estate investment class hidden in plain sight. Rarity creates growth and with only a handful of luxury shopping streets around the World and a growing number of luxury brands, it’s not surprising that Blackstone have re-entered the retail market at the luxury end - the only surprise is that they beat the luxury brands themselves to buy this property. It’s not just prime streets that will see rental growth, with fewer prime shops available in relation to demand and re-based rents due to structural change, IPF predicts some retail sectors, such as retail parks, to perform ahead (total returns) of most other traditional real estate sectors over the next 5 years.
