Should you focus on the past... or is the future what matters? As someone who works closely with construction professionals in Ohio, it's inspiring to see the incredible work being done to revitalize historic buildings and neighborhoods in downtown Cincinnati. Take the Willkommen Project in Over-the-Rhine (OTR) for example. It’s more than just a preservation effort—it’s a forward-thinking approach to combining affordability, good design, and historic renovation. By restoring 11 historic buildings and adding modern infill, Willkommen is bringing much-needed affordable housing to a historic area while maintaining its rich architectural fabric. (https://lnkd.in/gtHCnia8) Historic preservation isn’t just about preserving the past—it’s about shaping a future that’s both sustainable and economically sound. Cincinnati shows how we can blend innovation, heritage, and community to create lasting progress. If you’re passionate about urban revitalization or work in construction, I’d love to connect and discuss how these projects are changing the landscape of Cincinnati! ?? #UrbanRevitalization #HistoricPreservation #CincinnatiConstruction #ConstructionJobs #Sustainability #BuildingTheFuture

Great to see our work still going strong after more than a quarter-century in the Midlands! Matthew Montague Architects spotted this investment property at 1–4 Market Place, Cheadle for sale last week. This site, where we secured listed building consent 21 years ago, continues to deliver substantial returns, now offering an impressive 8.93% yield—a solid return on investment. Marketed by our friends at OMEETO, the property combines commercial shops and residential maisonette-style units. Achieving nearly 9% on a property valued at £800,000 highlights a favourable rental market in Cheadle and underscores the enduring appeal of properties with this mix of historical character and modern function. We believe well-preserved listed buildings preserve architectural character and bring sustainable robust investment potential. This Cheadle property showcases how the right blend of historic preservation and design can attract strong, stable returns in today’s market. Last week, AltusWorks was on the ground in Rock Island, Illinois conducting a historic resources survey of the Old Chicago Neighborhood, the city’s oldest residential area. First platted in 1835, this historic community was once home to many of Rock Island’s prominent early residents and a bustling commercial district. As we walked the neighborhood’s streets, we documented the rich blend of architectural styles that define its character, from modest single-story cottages to stately Italianate homes. These buildings help tell the story of the neighborhood’s evolution and the diverse influences that shaped its architectural landscape. A historic resources survey is a process that identifies and documents buildings, structures, and sites to assess their historical and architectural significance. The survey provides critical information about the current condition of these resources and helps determine their eligibility for historic designations such as local landmark status or listing in the National Register of Historic Places. Our field survey is part of the City’s broader effort to incorporate historic preservation with ongoing neighborhood revitalization and economic development efforts. We’re excited to contribute our expertise to this vital project, helping the community preserve its architectural heritage and plan for a sustainable future. #HistoricPreservation #HistoricBuildings #RockIsland #RockIslandIllinois #HistoricResourcesSurvey #NationalRegisterofHistoricPlaces #ChicagoArchitect #IllinoisHistory #ThisTownRocks #Illinois?

The vibrant urban spaces that make up The Riverfront Revitalization project in Omaha, Nebraska, have once again captured the imagination and recognition of prestigious design juries. We’re thrilled to announce that this project has recently been honored with Urban Land Institute's 2024 ULI Americas Award for Excellence and was also named the winner of the urban design category in the 2024 Fast Company Innovation by Design awards. In collaboration with OJB Landscape Architecture and many other partners, we tackled the engineering complexities of incorporating not one but three parks within downtown Omaha to improve access and connections, foster environmental connection and support economic growth. But don’t just take our word for it, here’s what the award programs had to say: “Emerging as a vibrant hub of entertainment and culture, The RiverFront has catalyzed the growth of new businesses, residential properties and commercial ventures, underscoring the pivotal role of open and accessible spaces in enhancing community life.“ - Urban Land Institute, May 2024 “Part of the design savvy employed by design firms HDR and OJB in reenvisioning this 72-acre green space was solving the puzzle of parkland that nobody could figure out for decades.” - Fast Company Magazine, July 2024 Learn more: https://lnkd.in/gJp78XXG #UrbanDesign #UrbanPlanning #LandscapeArchitecture #CivilEngineering #ULI #FastCompany with OJB Landscape Architecture, Metropolitan Entertainment & Convention Authority

Wynwood, known for its unique blend of repurposed industrial charm and vibrant urban culture, is now at a critical juncture. The proposed Live Local Act looms large, potentially opening the floodgates to towering developments that defy the carefully crafted regulations that have defined our neighborhood's character. This legislation could pave the way for projects like Bazbaz Development's 48-story tower, a stark departure from the current 12-story limit set by the Wynwood Neighborhood Revitalization District rules. Such changes threaten to overwhelm our narrow streets with increased traffic and infrastructure demands, jeopardizing the very essence of what makes Wynwood a thriving community. #compassrealestate #realestate #luxuryrealestate #agentsofcompass #compass #realestateagent #compasseverywhere #realtor #architecture #luxuryhomes #condo

??? 40 Percent of the Buildings in Manhattan Could Not Be Built Today ??? Did you know that many of Manhattan’s iconic buildings wouldn’t meet today's zoning laws? ?? Buildings are too big ?? Buildings are overcrowded ?? Inadequate parking ?? Excessive commercial space New York's zoning codes have evolved significantly over the years. ?? According to an analysis by Mr. Smith and Mr. Trivedi, more than 17,000 out of 43,000 buildings in Manhattan, or 40%, do not conform to at least one part of the current zoning code. ?? NEIGHBORHOOD IMPACTS: ??CHINATOWN: Too much commercial space. ??UPPER EAST SIDE: Buildings rise too high. ??WASHINGTON HEIGHTS: Properties cover too much of their lots. ??CHELSEA, MIDTOWN, EAST HARLEM: These areas would look much as they do now. “Look at the beautiful New York City neighborhoods we could never build again,” Mr. Smith noted. It’s fascinating and somewhat concerning that these beloved structures wouldn't pass today’s stringent regulations. ????What are your thoughts on preserving these historical buildings while adapting to modern regulations? Share your insights below!???? #RealEstate #UrbanDevelopment #Manhattan #BuildingCodes #Architecture #CityPlanning #NYC

We’re excited to see Hobsons Bay City Council has released the Forest Street Pop-Up Place Idea for consultation. This initiative is part of the 'Better Places Spotswood and South Kingsville' program that aims to provide a more holistic and integrated approach to thinking about and designing for future-looking change into the future in these neighbourhoods and actively involving the community in the process of shaping the places they live in. Our urban design, landscape architecture and transport teams were proud to contribute to the program, preparing two Spotswood projects ? the 'Streets for People’ and 'Hudsons Road Streetscape Masterplan’ ? in which we envisioned Forest Street and Hudsons Road intersection as a central gathering public open space for the community. The Forest Street Pop-Up Place Idea showcases tactical urbanism which not only creates a better community, sense of belonging and, engaged neighbourhood, but also tests how the community might use this space and how this potential transformation may succeed with more permanent features. Whether there is a full or partial road closure for vehicles, bench areas, or more vegetation, tactical urbanism allows councils to test features before making big decisions for urban infrastructure improvements. If you're interested in participating in Spotswood's future and want to play a part in its evolution, we invite you to visit the website here > https://ow.ly/W58250T4Fwj Ariel Utz & Ben Krastins #ratio #fosteringchange #urbandesign #spotswood #tacticalurbanism #transportplanning

Discover the fascinating insights in The Roots of New Urbanism: John Nolen’s Garden City Vision for Florida. Bruce Stephenson delves into the pivotal role John Nolen played in shaping the New Urbanism movement, a response to suburban sprawl grounded in traditional American civic design. By 1919, at the peak of his career, Nolen shifted from frustration with urban planning’s limitations to championing the garden city concept, inspired by his collaboration with English planner Raymond Unwin. Nolen’s 1922 master plan for St. Petersburg embraced green spaces and mixed-use neighborhoods, advocating for thoughtful, regulated private development. His vision for Venice aimed to create a regional hub that harmonized natural beauty with civic participation, although challenges such as the land boom and racial segregation hindered progress. While Nolen's contributions were often overshadowed by the rise of engineering-driven planning, his legacy endures, particularly in Venice, which honored him with a memorial in 1977. Stephenson closes by emphasizing the enduring relevance of Nolen’s ideas, urging a return to community-centric urban planning that fosters inclusivity and democratic values.
