We’re so proud of the progress of our Eviction Diversion Initiative, which has a 100% success rate in more than 50 cases. This program attempts to provide alternatives to eviction. Some of those solutions include payment plans for renters who are struggling financially, intervention for those having disputes with neighbors, and providing assistance in filling out forms for tenants who forgot to reapply for rent subsidies. We're so happy that the program is successfully preventing eviction by proactively offering support and solutions. https://lnkd.in/d92n_f8x

Haltom United Business Alliance (HUBA) argues that Haltom City's parking minimums deter investment along older corridors. Joe Palmer, HUBA's Communications Director, states, 'Current codes and policies discourage investment along the older corridors of the city, and one of the more obvious deterrents is the issue of parking minimums.' The nonprofit Strong Towns highlights the downsides of imposed parking minimums in their e-book 'Stuck in Park: How Mandatory Parking Minimums Hurt American Cities.' It emphasizes that parking areas generate far less tax revenue than buildings and businesses, 'squandering a finite resource (land) with virtually no direct financial benefit.' Palmer believes eliminating parking mandates would allow potential business owners to determine their parking needs, encouraging new businesses and revitalizing neighborhoods. 'If we want to get those buildings occupied, we need policies that encourage new businesses,' he said. 'Encouraging small businesses start-ups will not only help revitalize those neighborhoods but will create a stronger tax base and enhance quality of life.' HUBA advocates for a revitalization plan to prevent further degradation in Haltom City's southern and central areas. “There is no new housing being created. We are simply removing rental units out of the general housing stock and putting them into the below-market segment of the market. For the 1,500 or so residents lucky enough to be in those buildings, it will no doubt be helpful. But there are over 200,000 units in the primary rental market in BC and keeping rents low for 1,500 units will do nothing for the rest of the renters in the province. “It’s a drop in the bucket and may actually drive rents higher in the rest of the market because there are now 1,500 fewer units available to the general population. Insightful yarn in The Australian Financial Review earlier in the week about the Housing Australia Future Fund - round one. 1????My first observation is for the skeptics out there who must be surprised by the overwhelming market response. I remember hearing things like "gambling on the stock market," "off-budget funds can’t build homes," and "this program won’t build a single home" before this all started. However, reports from PowerHousing Australia indicate that 37 community housing providers have submitted applications for a total of approximately 26,120 aggregate dwellings across projects in the tender round that closed in March. We also know that there are several state and territory government-backed bids in addition to industry-led proposals and other private-backed projects. So, the program is well and truly oversubscribed. I don’t have an exact number but let’s call it closer to 40k for now. Our national housing groups are calling on the Australian Government to double the investment in the Housing Australia Future Fund and the National Housing Accord, and we support this call as well. The central argument, of course, is to ensure that the pipeline that has been proven up through this first round can be fully realised. 2????My next observation is that all of these applications need to be critically assessed. That level of dwelling numbers means hundreds of projects, requiring very detailed assessment. I am not sure Housing Australia started with a team large enough to do that, but I’m sure they are quickly pulling one together, which might even require third party input. I would favour that over some of the AI-based tools. 3????It should be noted that many of these projects have sophisticated financial agreements behind them, utilising HAFF funds but also attracting debt finance and others financial layers to leverage the program for an even greater numbers of affordable homes. I look forward to seeing the evaluation in future that proves up how this program has leveraged far beyond what a more traditional capital grants program might achieve (let me state here though, that both are critically important). 4????Fourth and final observation for now is that I can’t help but be suitably impressed by the response to the HAFF. It underpins a deeply held belief that many of us have that community housing is a sector primed for growth in Australia and is ready to do some serious lifting in future housing supply. It's going to be a big few months ahead as we learn more about what gets through the first HAFF gate. The Keep St. Paul Home campaign was a success, and voters in St. Paul chose to enact the strongest rent control ordinance in the country at the time. In Minneapolis, the successful ballot measure permitted city council to look into enacting a similar ordinance. However, more than two years after the measure was passed, Minneapolis still hasn’t taken the next step to pass an active rent stabilization ordinance, and so many exemptions—notably for affordable housing and new construction, plus much higher increases for vacant units—have been added to St. Paul’s that tenant advocates say the amended ordinance falls short of achieving its intended goal for many renters.
