Unbiased opinions go a long way. We had a feeling that the rents for one of our asset management properties were low compared to the market. So we pushed the property manager to do a deeper dive into the market, look at comparable properties, gauge where we stood and possibly raise rents. With some research, he found that many units were being rented out below market and he was able to raise them. We didn’t guide him to do anything special. But sometimes, it's hard for managers to see the forest from the trees. They’re so busy trying to keep occupancy up and obviously most people don’t want to pay higher rents so the lower the rents, the easier lease up feels for managers. As asset managers though, that’s our job. We look at the bigger picture and push everyone to get the property to the greatest level that it can be operating at.
