Great example of how a team works as a single unit over a fairly long time frame. while they're celebrating 3rd anniversary in a new avatar, I have seen them working together as far as my memory serves - more than 10 years for sure. So, what's the mantra to stick together as a team for over a decade 1. Complete autonomy and sense of ownership. Decision making including very strategic ones such as partner selection is done with everyone agreeing to the same. 2. Total transparency - everyone knows everything about the company including access to the CEO's email ( not advocating this as a best practice though ??), but nothing can be a greater example of transparency 3. Direct and no nonsense communication style including arguments 4. Complete flexibility in working hours. Family priorities come first for everyone and other team members support the person who needs time away automatically. These are few of my impressions as an outside observer who has seen this team through ups and downs.

100 days have now passed since I started at FACTON It’s a period I look back on with great satisfaction and gratitude. From the very beginning, I was impressed by the open and supportive culture of my new company. The warm welcome I received from the team not only made my transition smoother but also made me feel valued right from the start. The beginning was challenging – and that’s a good thing ?? ! The first few weeks were filled with new processes, tools, tasks, and structures. Every challenge, however, was also an opportunity to grow, learn, and make my own contribution. It’s a great feeling to see how ideas are met with openness and how constructive exchanges within the team lead to innovative solutions. Company culture makes the difference ?? ! In a supportive environment, you don’t just feel welcomed but also encouraged to develop further. It’s worth choosing an employer that shares your values. Teamwork is the key ?? ! A crucial factor for my successful start has been the support of my colleagues. Learning from their expertise has helped me immensely to find my footing quickly. In the early days of Industrious our then-COO Michael Robson used to tell us “Don’t let great be the enemy of good.” It seems those words are still ringing true all these years later… I recently had a conversation with one of our lobby security officers about what makes him feel appreciated. His answer : “I like to be told when I’m doing a great job.” It was incredibly simple; so much so that it caught me off guard. But his answer resonated with me deeply, and I decided to build a national employee recognition campaign around it. We asked each of our NuCrew (that’s what we call our customer facing teammates in Nuveen owned buildings) to grab an “Impact Sticker” and share something that a teammate had done recently that made a positive impact on a customer, coworker, or in the community. Literally 2-3 sentences on a Post-It sized sticker. I was so nervous it wouldn’t gain traction for being too simple or too childish. Not elaborate or creative or expensive enough. I was wrong. In a matter of weeks, over 1,000 individual stickers were filled out detailing positive impacts big and small. We used those stickers to fill up posters in our offices from coast to coast, and are getting our teams together for pizza parties in the coming weeks as a way of celebrating - cheesy I know. Sometimes it’s the simplest of gestures that resonate the most. Don’t shy away from small acts of recognition while you await the time & resources needed to do something bigger. We’re all chasing the next pay increase, national award, or big promotion - but we also deserve to feel seen, valued, and appreciated for the little things we do along the way. #WeAreNuCrew #MakeAnImpact Nuveen, a TIAA company

5 years what an achievement, this time 5 years ago I remember thinking "I hope that phone rings today", I can assure you I have never had that thought again. 5 Years at TMT has been like a well controlled, organised, fun Rollercoaster that only goes up! With more people joining our happy ship and us now building on our well established brand, I am excited to see what the next 5 years will bring. A few insights. On the property market side of things, the world of Real Estate is evolving and with it, the ways you can purchase property. Cryptocurrency's popularity is already showing it is possible to purchase property with, for example, Bitcoin, Ethereum or other digital assets. Some sellers may be open to such an exchange, however GBP will be needed for some time yet for that all important HMRC SDLT payment! Some Lenders are even starting to explore mortgages backed by Cryptocurrency. Global Payments will become faster, cheaper, more efficient and encouraging more international trade, business and investment. A fee with no exchange rate! Regulatory reform - with some Crypto Exchanges now being accepted by PII providers and Banks you can now use your Crypto investment portfolio to buy assets (all subject to AML, KYC etc etc but lets not bog this post about the future in 'red tape'). Artificial Intelligence- Chat GPT, the other day my Teams call was minuted by a Bot who took a very detailed minute by minute with sub titled topic headings at a speed I'm not sure I can talk at - some will disagree! All of the above will compliment service, personal experience, efficiency. Finally for those that may feel some trepidation regarding the future, did you know that the word FEAR has two meanings. 1.
