On Saturday, March 30, the NeighborWorks Lincoln Board of Directors accepted the resignation of Chief Executive Officer Wayne Mortensen. The Board thanks Mortensen for his tireless work on behalf of the organization including an expanded project pipeline and capital budget, staff and Board growth, and the launch of several key initiatives that will increase the organization’s impact for years to come. “I will always be grateful to NeighborWorks and that initial board for bringing me back to Nebraska and providing us with a poignant opportunity to deploy meaningful solutions for Lincoln’s housing crisis,” Mortensen said. “NWL is in a very good place with a great team and I am proud of all that we accomplished.” The Board has appointed Chief of Staff, Charlie Wesche, as Interim CEO to maintain continuity of operations until a permanent appointment is made. Wesche steps into this role after having served the organization since 2018. According to NeighborWorks Lincoln Board President, Adelle Burk, “NeighborWorks Lincoln will continue delivering on its mission of working to improve lives by expanding affordable housing opportunities and strengthening neighborhoods. NWL is an experienced and trusted leader in housing and community development. NWL’s talented team will continue providing services and programming at a high level. The future of NeighborWorks Lincoln is bright.”

Greetings, friends! Over the past 10 months I have been asked dozens of times what is next with my lifelong work of coming alongside community to create healthy, vibrant places. The types of places that we all want for our kids and families. For 25 years I was afforded a tremendous privilege to work alongside my neighbors (who became my closest friends) to create an audacious vision of taking the neighborhood we were living and raising our kids in from a place of chronic private and public disinvestment to one rich in amenities, great public spaces and great schools, all while ensuring that those who had lived there all along were the primary beneficiaries of the work. Fast forward and we, alongside hundreds of families and dozens of partners, had collectively created Tulsa's only inclusively grown neighborhood. Through those 25 years I was constantly drawn to a question: why can't all kids experience this? With the level of resource this country has, why can we not see more communities flourishing? This past Spring, I quietly launched my own organization called Cerca Solutions . "Cerca" is the Spanish word for "close" or "proximate" (though, comically, it is also the word for "fence"). Proximity, in my experience, is one of the key values of getting to more vibrant communities. It helped me to discover that though many of my neighbors were living with a much different set of financial resources than I was, they wanted the exact same things I wanted for my kids - safe, amenity-rich places to play, great community-centered schools, and retail spaces that reflected our needs. The past ten months I have had dozens of conversations and have realized a huge hunger for communities all across the country to get to that state of vibrancy. So, we have begun assembling a team of people with expertise in housing and real estate development, education success, impact measurement, leadership development and beyond in order to help as many communities see their vision become a reality as possible. Additionally, we have big plans to produce content to help drive the dissemination of knowledge and evoke forward thought around comprehensive and inclusive neighborhood development. What story is being sold about Denver? Ednium started the Denver Deep Dive because we learned that alumni weren’t aware or have access to the systems that help run our city. For nine months, we engaged with the community and learned how Denver's systems are interconnected. The Denver Deep Dive stood out by taking participants to unique city locations: The Denver City & County Building, Comal Heritage (a local food incubator), the CSU Spur Campus, Moline at Stapleton Apartments (an affordable housing community), the Denver Metro Chamber of Commerce Building, Manual High School, and Gary Community Ventures. We covered nine topics: 1?? Denver’s History? 2?? Education 3?? Economic Development 4?? Housing 5?? Environment 6?? Transportation? 7?? Gastronomy 8?? City Politics 9?? Arts & Culture We learned the importance of curiosity and looking beyond the surface of the stories about Denver. Before the modern Denver we know today, indigenous people lived on this land. The phrase, “We did not cross the border, the border crossed us,” reflects how people became Americans overnight by the Treaty of Guadalupe Hidalgo after the Mexican-American War. In our city politics session we discovered the feedback gap between community needs and the people whose job it is to address and solve those needs. In our housing session, it was shocking to hear that originally HOAs were created to upkeep the image of a residential community. City residents are legally obligated to pay HOA dues, but overtime HOAs have become a burdensome fee rather than providing tangible value to residents. We also learned that affordable housing can be built to match the quality of other apartment complexes. Thank you to everyone who participated in our first Denver Deep Dive. Your curiosity made this program a success! Thank you to all the guest speakers for sharing valuable lessons. We envision a future where homegrown talent holds leadership roles throughout the city. Over the next few days, members of the NeighborWorks America Community Initiatives Advisory Committee and Rural Advisory Council have the privilege of visiting Wealth Watchers Inc. in Jacksonville, Florida. As part of the visit today, we toured the historic Eastside community in Jacksonville, guided by Travis Williams, COO of LIFT JAX. As the largest intact historically Black community, Eastside is a testament to resilience and community-driven progress. Travis highlighted the incredible work underway, emphasizing that their role is part of a long relay of passing the baton and building on the efforts of generations past. LIFT JAX is tackling challenges like redlining, but not as saviors—they are empowering residents by ensuring the community is at the forefront of decision-making and investments. From housing and business corridor revitalization to energy upgrades and home rehabilitation, the work is always done in partnership and with a deep respect for history. We visited The Corner at Deb’s Store, an iconic neighborhood market, now revitalized with both its original charm and modern amenities, thanks to a community vision. The project represents much more than a grocery store—it’s a hub of economic development and hope in a neighborhood that was once a banking and food desert. Hearing stories like that of a local banker who returned to the neighborhood and repaired her great-grandparents' home, showcased the power of coming home and reinvesting in one’s roots. With $3 billion of planned investment in the next seven years, the Eastside is on the cusp of a transformative period, thanks to the collective action of its residents. Through the largest community benefits agreement in NFL history, the community is ensuring that future development serves its people—preserving history while creating new opportunities. The next five years will be important for Eastside, as the focus turns to affordable housing, economic development, and empowering small BIPOC businesses. It’s inspiring to witness how intentional planning rooted in history and culture and partnerships can build the foundation for positive change.

Happy November! As we wrap up a busy election season, we are energized by the progress we’re seeing in Dallas. Last week's 2024 State of Downtown was a powerful reminder of our city’s strengths, from collaboration to innovation. Here are a few highlights from DDI: 1?? State of Downtown: A Bright Future Jennifer Scripps presented the 2024 State of Downtown report at Moody Performance Hall. Downtown has hit a milestone of 15,000+ residents, with 83% very satisfied with Downtown life (up 14 points from 2022). Plus, 94% of business owners love their location, and 80% say it helps recruit talent. 2?? Leadership in Action Interim City Manager Kimberly Bizor Tolbert shared progress from her first 100 days: - $13M saved through departmental realignments - Half of the city’s 9,800 pending permits cleared - 100+ individuals transitioned into housing through the Street-to-Home program, addressing homelessness—a major concern for 90% of survey respondents. ???? Oakleaf turns 19 ???? Written in the wonderful words of our founder @Richard Colgan ... Monday 4th July 2005 was a momentous day for me - it was the day I got the train into London for the very first day of Oakleaf Partnership: my own personal Independence Day. I remember it vividly - it was both super exciting and absolutely terrifying in the same breath! 19 years have passed since that day and when I reflect on what we have collectively achieved I'm both humbled and proud. I took a huge leap of faith (in my own ability!) to invent and launch Oakleaf, but the Oakleaf is a symbol of courage after all! With a big mortgage and school fees to pay, it simply had to work. Thankfully, despite the challenges we have faced over the years, from the GFC to Covid and beyond, we enter our 20th year as committed to our customers as ever. Our corporate values and purpose (created and owned by Team OP) totally underpin our culture which, in turn, helps drive the way we treat our colleagues and our customers. At Oakleaf, we don't differentiate between clients and candidates - we only have customers - and I believe this is a unique differentiator in an increasingly crowded market. Over the last couple of years, we have expanded into both the Middle East and Europe, as well as broadening the product offering with our Technology, Change & Transformation (TCT) business. Today also marks the second anniversary of Oakleaf Partnership US - with 10 colleagues already on the ground in the US and with 250 cities bigger than Manchester, the growth opportunity in the USA is enormous. The last 15 months, however, have been particularly challenging for us all, but change is most certainly on the horizon and market sentiment seems to be improving. Long may that continue - it's well overdue. Finally, I want to say a huge thank you to all who have helped us on this journey.
