How do you win your client? One fine day, one of my mid-management staff (let us call him Mayank) came up to me with a problem he was facing with a client. Just to give you some context, the client is a reputed developer, and we are appointed as an RCC contractor at one of their sites. Mayank was coordinating with the developer's project engineer (let us call him Ritesh) to catch up with the new schedule, which had an early milestone completion target. The issue was the lag in material supply from the client, which was creating pressure on the ground team, who were facing a scarcity of time. It is easy for Mayank to present documentary evidence, like DPRs or delay logs, and get a time extension. This approach is going to save me a good amount on penalty for delay, but it is not going to be productive for the client or for my company. Here are few methods which helped Mayank navigate through the challenge over project lifecycle: 1. Mayank empathized with the client's challenges and expressed understanding of the pressure they might be under to meet project deadlines. This helped him build rapport and trust with the client. 2. Mayank also initiated an open and honest conversation with Ritesh to address the issue collaboratively. Instead of blaming the client for the material supply delay, Mayank focused on finding mutually beneficial solutions. This involved discussing alternative material sources, adjusting project timelines, and increasing communication to better coordinate deliveries. 3. Mayank demonstrated reliability and professionalism in all interactions with the client. This helped him build trust and loyalty over time. In summary, winning over the client involves empathizing with their challenges, collaborating to find solutions, highlighting mutual benefits, and demonstrating reliability and professionalism in every interaction. This approach fosters a strong and positive client relationship, which is essential for long-term success in the construction industry. But a short-term plan is essential in construction Breaking down the project into detailed, executable plans. 1) Create a detailed short term plan Define the durations for each task that you need done and required material quantities needed. The team should be able to deliver within the specified time scope. For example, suppliers should have a seamless supply chain of construction materials, which is crucial when handling parable materials like concrete. 2) Improve communication and collaboration You must establish clear and regular communication with each party for the duration of the plan. Each supplier and subcontractor must have a point of contact to track changes, issues, progress, and feedback. 3) Monitor and track progress You must establish a system for tracking progress to keep everyone accountable and ensure they’re all meeting their obligations. This can also help to prevent misunderstanding, improve operational visibility, minimize delays, and improve decision-making. There you have it!
