Progress Update: Foundation walls are 95% complete, with structural steel installation scheduled for early November. Interior demolition is now complete, underground plumbing is underway, and the rebuild has begun! Lawrence County Public Safety & Services Center update ?? The new facility Substantial Completion is set for September 25, 2024.?? ? Since the last update, the Vehicular Sally Port walls are in process of erection.?This space was left open so that a crane could get closer to the building in order to lift steel roof trusses over the Mechanical Mezzanine which is located more in the center of the building.?Now that the Mechanical Mezzanine is enclosed, except for the east end so equipment can be moved into the space, the Vehicular Sally Port can finally be finished, the last of the building to be constructed.?Painting is almost finished within the Administration part of the building.?Block filler is being coated over the concrete block in the detention areas of the building.?Drywall is finishing up in the Court area.?The roof is finished for most of the building, except for the Vehicular Sally Port.?Siding is currently being installed on the exterior.?HVAC, ductwork, plumbing and electrical work is ongoing.? ? In building construction, finishing plays a crucial role. Without knowledge of activities like painting, plumbing, and tiling, completing a building properly is impossible. Knowing the correct sequence for these activities is also essential. Otherwise, you risk irritating your contractor and workers, potentially causing material breakage, project delays, and ultimately, wasting time and money. Here's a list of typical finishing activities for flats (excluding bathrooms and kitchens) after completing the RCC roof slab. Why are the principles of good roof design and construction so often overlooked? Is it a matter of knowledge deficit, or simply the absence of good construction management? This roof is just a few years old and was installed during a renovation by a well known York developer. Designed and built as a cold roof, but lacking the provisions for it work well. A combination of GRP and epdm roof coverings which have both failed. The roof cavity has no ventilation. The roof lacks snorkel vents or overhanging facias where ventilation could have been introduced, as such, there is no air movement in the cavity what so ever. Furthermore, classic insulation mistakes have again been repeated. The insulation is a mixture of PIR and fibreglass. It is loosely fit and has been interrupted by the ceiling downlights below. This is such a common mistake which I see repeated again and again. Unfortunately, the result is a rood deck which has prematurely failed due to high humidity and condensation in the ceiling cavity.

The Rimrock/Retreat Fire has been burning for the past two weeks just west of Tieton, heavily impacting the flow of life in the Yakima Valley. A huge thanks and deep appreciation to the impressive work of the local and regional fire crews and first responders- through their efforts the worst case scenarios have not come to pass and the fire containment is increasing every day. The reality is that many of the places folks love to live and play are susceptible to wildfire and active fire fighting responses can only do so much. Thankfully, there are design and construction decisions we can make when building homes that improve outcomes for structures when fire lines don’t hold. The Wildland Urban Interface (WUI) defines zones that are at risk of wildfire and require building codes and design frameworks that are “firewise.” This is an increasingly important lens we utilize in designing our cabins to last for generations in the harsh environments of the mountain west. Tieton Cabins firewise design attributes are focused on reducing exterior flammable materials, and include: - Corten steel roofing/siding and Viroc composite siding + under-cladding - Rockwool insulation made from basalt rock does not ignite - Dense Cross Laminated Timber (CLT) walls char but resist full ignition - in test burns CLT outperforms structural steel in multi-story buildings - Metal screened eves and vent opening + no gutters (where allowable) to shed flying embers - Metal grating in place of wood decking on porches to avoid ember?ignition A Tieton Cabin, with 30 feet of buffer space before larger bushes or trees, is significantly more likely to survive a fire than a traditionally stick-built home with wood siding and decking. Doing a renovation on an old house will test your nerves, that's for sure. We've had to do several expensive projects already: asbestos abatement, replacing plumbing drains beneath the slab, pouring new footings, and replacing an old interior perimeter drain. Here's what my basement looked like yesterday. The concrete contractor poured the footing that's going to support the two big beams. They're currently supported by a temporary girder. They also started working on cleaning up the issues at the windows that were cut in after the foundation wall was laid. It's a mess right now, but we're on the verge of moving from structural work to control layers. Then we'll get to services (electrical, plumbing, HVAC) and finishes.
