The market value is what your property would sell for on the market. If you don't agree with that, then you can file a protest. 3. According to the Texas Comptroller’s website, anyone is eligible?to protest their property tax valuation as long as?they do so?within the timeline provided to them. 4. The deadline for protests in Tarrant County is May 15. 5. Homeowners can handle the protest themselves online or hire a?company for assistance. PSA: Property value protest tip for new homeowners If you bought in 2023 or early 2024, and your latest Notice of Appraised value is higher then your purchase price, then protesting is very simple. 1. File a protest online on county appraisal district website. 2. Mention your purchase price as "Opinion of Value". 3. Submit your closing statement showing the date of sale and price. This will be your evidence. Appraisal districts will generally match the price or may time-adjust it till Jan 1st, if the purchase was in early 2023. If the noticed value is lower than what you paid, then enjoy the lower appraised value till next year! If you moved in there and haven't yet applied for your homestead exemption, do so ASAP! #texas #houston #dallas #sanantonio #austin

If you are a Texas homeowner filing your protest, be sure to provide your "Opinion of Value" and check the appropriate reasons for protest. And then substantiate your reasons with the right evidence. * "Incorrect appraised/market value" => You believe your property is valued higher than what similar properties sold for recently in your neighborhood. * "Value is unequal compared with other properties" => You believe the appraisal district has valued your property more than what it has valued like properties in your neighborhood. Property Values in Texas are all over the place this year! Though on average Travis County says values are down looking at my Preliminary Notice of Appraisal it sure doesn't reflect it. Needless to say I am protesting! Regardless if it went up or down everyone needs to protest. It is the only way to know if you have a FAIR Market Value. Otherwise, you are saying to the county your appraised value is fine. The only way to know if your property is at the lowest fair value or if the increased value is fair is to PROTEST! Allow a professional who is armed with data to protect the property owner take the battle on for you! Deadline is May 15th!! Remember reduction in appraised value comes off the top then exemptions.
