Highland park Restaurant Development Update, Restaurant with ‘fun vibe,’ ‘whimsy and warmth’ coming to Ravinia district in Highland Park Fresh plans from a budding restaurant group for a signature neighborhood in Highland Park are beginning to simmer. Project plans from Community Restaurant Group are calling for a new restaurant at 565 Roger Williams Ave. in the city’s Ravinia Business District. Highland Park’s Plan and Design Commission during its Tuesday, Jan. 7 meeting unanimously voted to recommend approval of the group’s request to remove seven existing parking spaces to accommodate outdoor dining seating for the proposed restaurant use. The existing space on Roger Williams Avenue is just over 4,100 square feet and is currently vacant, according to city documents. The site used to house a dry cleaning business. When COVID-19 forced restaurants to close their doors in 2020, outdoor dining emerged as a critical survival strategy for New York City’s hospitality industry. What began as a series of temporary wooden structures quickly became a defining feature of the city’s streetscape, supporting over 100,000 restaurant jobs and revitalizing neighborhoods during a time of crisis. Fast forward to 2024, and outdoor dining has become a more complex issue, with city officials, restaurant owners, and residents grappling with its role in post-pandemic urban life. “The time, effort, and labor required to take these structures down and store them during the winter makes it impossible for many of us,” said Andrew Rigie, executive director of the NYC Hospitality Alliance. “It’s clear that without additional support, many restaurants will opt out entirely.” “The longer the temporary program ran, the more these unresolved issues—like noise and trash—escalated,” said Jackson Chabot, director of advocacy at the nonprofit Open Plans, Inc., “But the permanent program has the potential to create a better, more sustainable system for everyone.” #restaurantindustry #outdooordining #newyorkcity

(More rules...) Why Some of New York’s Snazziest Dining Sheds Are Headed for the Dumps Soon, dining sheds around the city will be dismantled — no matter how attractive they are. In 2022, Mayor Eric Adams announced a permanent outdoor dining program — with a new set of rules. Structures on the sidewalk cannot be fully enclosed, and dining on the street will not be possible in the winter, from Nov. 30 to March 31. Businesses must apply for a license to offer outdoor dining; the fee is $1,050 for a sidewalk cafe or a roadway cafe and $2,100 if applying for both — and is good for four years. Additionally, there is a public hearing fee, a security deposit and a revocable consent fee, which varies depending on how much space the restaurant will be using and its location. The high-rent areas of Manhattan are the most expensive. Restaurants already participating in the city’s outdoor dining program must apply for a new setup by Aug. 3 — or take their dining sheds down. By November, all of the original dining sheds must be dismantled.

In-N-Out Burger is planning to open one of its largest locations on the Las Vegas Strip. This new restaurant will be situated on the third floor of The BLVD, a 400,000-square-foot mixed-use development at 3755 S. Las Vegas Blvd. The establishment is expected to feature approximately 8,020 square feet of indoor dining space and an additional 2,500 square feet of patio area, totaling around 10,520 square feet. For comparison, a typical In-N-Out location with an interior dining room is about 3,900 square feet. The original In-N-Out, which opened in Baldwin Park, California, in 1948, was a modest 100-square-foot drive-thru stand. This new Las Vegas location will be the second In-N-Out on the Strip, joining the existing restaurant at the Linq Promenade. Construction timelines have not been finalized, but once building commences, it typically takes about eight to nine months to complete. In-N-Out’s expansion into larger venues like this reflects the brand’s growing popularity and its commitment to providing ample space for customers to enjoy their meals. #LasVegas #CRE #RealEstate
